    There are a number of significant native trees impacted by this design, in the vegetation restriction zone, I can't see on the plans which trees are impacted. What is the point of vegetation restriction zone if every application is allowed to impact local trees? Not sure "time worn" is a suitable euphemism for neglected by current owners for the purpose of supporting this application. This section of Sherbourne Road is becoming a commercial strip by attrition. Is this really the vision that council has for the area? Nearby streets have had to be closed due to people rat running to the child care centre on further up the road. What impact is this going to have on the Baldwin Ave extension which is already restricted? What happens when the car park is full? People then park on the street impacting the bike lane pushing cyclists out into traffic flow many of who are school children. Surely there are more suitable locations like the still empty former CFA site in Eltham.

    How many medical centres are needed within a five kilometre radius? Over the road from this proposed site are three, then a fourth situated the other end of sherbourne, a fifth one on bolton not far from this site, a sixth (large one) being built on bridge & main rd in eltham... Not to mention multiple clinics in eltham (albeit this is another council shire however the distance from this site on Sherbourne is negligible).
    Additionally, the site this is proposed on has multiple significant trees bordering the property and roadside of sherbourne and baldwin. Removing these trees (as is proposed in their plans) will take away an immense amount of greenery and make a considerable impact on the streetscape this suburb is known for. This area of sherbourne rd is simply not appropriate to endorse a large commercial development such as this, and especially to provide a service (medical clinic) that already saturates the surrounding areas.
