    Given that the development currently being built across the water (Southquay etc) is to be a very high density of housing it would be a extremely disappointing to lose so much of the treed green space as is proposed in this development of up to 212 dwellings. I am not opposed to any development but would like to see the amount of green space that remains at a greater proportion than is currently proposed. And following from that a decrease in the number of dwellings. Definitely no more than 4 storys in height. There are a lot of mature trees that will be lost so decreasing the size of development would be a bonus as some of these trees would be saved, thus making the development more aesthetically pleasing. The area subject to EPBC Referral is NOT suitable for any housing development, many rocks present, un-level ground and more heavily vegetated.

    The proposed development at Southquay East should be prevented or at least delayed for a minimum of three years to enable the impacts of the the existing development of Southquay to be assessed.

    Reason for preventing 1 Noise pollution.
    The existing development of Southquay is shaped like an amphitheatre and the traffic noise created on Drakeford Drive between Soward Way and Athlon Drive is being amplified with the focal point being Monash Ridge. The Monash Ridge residents facing Drakeford Drive have no natural buffer to block this noise. Development along Southquay East will exacerbate this problem.

    Reason for preventing 2 - Road Traffic.
    Commuting future residents of Southquay East will need to enter and exit onto Drakeford Drive in the section between Soward Way and Athlon Drive and this will exacerbate the existing traffic build up at the roundabout between Isabella Drive, Athlon Drive and Drakeford Drive.

    Reason for preventing 3.
    Southquay East is the last section of native land around Lake Tuggeranong with low human foot traffic and no bicycle traffic. Development of Southquay East will cause the removal of many native trees and the consequent loss of habitat for native species.

    Reason for delaying 1 - Market saturation..
    There are thousands of new apartments already built or being built in Southquay. Not all are yet sold. Some of those that have been sold are up for sale again. Apparently there is already a glut of apartments. We have seen some remarkable increase in house prices in some parts of Canberra over the last five years. Unfortunately not in suburbs such as Banks. Let us wait and see the impact of the existing development on the market.

    Reason for delaying 2 - Southquay environment.
    The existing developers of Southquay have made certain promises concerning the services and the environment around the towers they are building. Let us wait and see if they fulfill those promises and that the services eventuate.

    Reason for delaying 3 - Human infrastructure development.
    Let us wait and see if the human infrastructure such as sport, social, recreation, health, education and metaphysical support is developed in accordance with the increase in population that the existing development in Southquay will cause.

    Reason for delaying 4 - Residence infrastructure development.
    Let us wait and see if water, sewerage, electricity, gas, rubbish removal, broadband and communication services in Greenway and surrounding suburbs are not overtaxed due to the massive increase in residences in Greenway. This last year has seen two power blackouts impacting Monash, Oxley and Wanniassa but not Greenway. Is Greenway demanding more power than can be provided causing load shedding to occur with the no-service suburbs such as Oxley and Monash?
