    Definitely NOT needed in Brighton Le Sands. this will only attract more crime in this beautiful beachside suburb. Please don't allow this to proceed, this type of development should be closer to a train station or even better closer to a Police station. I believe it will quickly fill with drug dealers and criminals. The site is more suited to a mixed use type of development with high quality apartments and architecture. This will only bring the area down and impact on the quality of lifestyles people currently enjoy. An 11 storey boarding-house is unheard of anywhere in NSW. This is a money grabbing exercise by people who don't live in the area and most likely from the eastern suburbs. I say build it in your own back yard, if you can. I also know the developer bought the property for just under $5,800,000 about 3 months ago and is already advertising to sell it DA approved for $14,000,000, as I said a "Money Grabbing Exercise" with no consideration given to the local community.

Please don't let this greedy developer get away with this. An 11 Story boarding house has never been approved let alone built anywhere in Australia. Try lodging this application with Woollahra Council see just how far you get, they probably wont even accept the application over the front desk. These guys want to make over $9,000,000 just by drawing some plans and of course a consent from Bayside Council. if I were them I would take this application all the way to the Land & Environment Court but they have a fall back position of building a proper Mixed use type of development which is more suited to the area.

    This is totally out of character for the area, will only attract more hoons, transient people, drug use.
    The parking situation is critical now, and this DA only applies for 22 cars, 18 motor bikes and some bicycles. Where does the developer think the other cars will park? They don't care!! Obviously they are not residents of Brighton-Le-Sands so its not their problem and too bad for the residents and rate payers.
    The building is far too high, out of character, a boarding house on the beach? More like backpacker accommodation, nothing to do with affordable living, but sounds better for DA approval. If it is affordable living, why does the building need a manager?? This area is family oriented with primary schools close by and does not need occurrences that we have seen recently in Coogee and Bondi beaches.
    Good test for the NSW Planning Panels and the new Bayside Council's fortitude to stand up to developers and choose residents and rate payers in front of developers looking at making a quick dollar or two..
    This will only bring the area down and impact on the quality of lifestyles people currently enjoy, not forgetting the effect the drop in the price of properties in the area on rate payers.
    Please don't allow this to proceed, this type of development should be closer to a train station.

    Not enough Parking, it is NOT consistent with other developments in BLS. It is NOT consistent with the demographics of BLS.

    Currently New apartments are selling for between $1,100,000 to $3,000,000 and renting for between $550 to $1,100 per week,

    The proposed boarding house will be very detrimental to land values in the area and the quality of life people currently enjoy.

    It is a proposed development so out of character with the area of Brighton le Sands and riddled with areas of concern such as lack of adequate parking, overcrowding, impact on crime rates in the area, who will manage the boarding house, etc.

    One can't help but wonder what would encourage Bayside council to even consider this development proposal ?

    I oppose the development of this site and make the following comments in respect of this development proposal:

    *An 11 storey 88 room boarding house is inconsistent with the rest of the area. The local area consists of the cafes/restaurants on Bay street in the immediate vicinity of the proposed structure. None of these are at a height consistent with the proposed structure. Because of this, visually it looks out of place and is aesthetically quite ugly.

    * Bay street is one lane westbound (parking is allowed in lane one with traffic moving in lane two). Eastbound it is only two lanes. Even when disruptive construction has been completed, Bay street is not suitable for the addition of 88 residences in one location like this. The people living there will presumably need car parking and this development only allows for 22 off street parking spaces. Mathematically it makes no sense because the remaining residents would have to find street parking which is already very minimal most days.Its hard to see how it would not cause major traffic congestion in the local area.

    *The use of the property, being a boarding house, is inconsistent with a family orientated area. Adding a high density, low cost residence such as this to the area is not in the interest of the local businesses or residences. It is a gross overuse of the site.

    * This being such a large development affects not just the immediate businesses and residents but even those further afield within Brighton Le Sands because of the increase in car traffic and population in such a relatively small immediate area. It will negatively impact the whole area and this should be a major concern for the councillors as the elected representatives of the local residents. Approving such an application is not in the interests of your constituents.

    You should be aware that the fact that council is even considering such a proposal is leaving a very poor impression of the council with local residents. Most that I have spoken to are hostile to the development and have the same reaction that I did when confronted with the imagery of the proposal and what its specifications are, which was "Why would they (the council) even consider this?". The only one who wins in this is the developer. This proposal is bad for the local area, bad for the image of the council and definitely bad for the residents .

    Accordingly, I urge council to reject this proposal in the interest of continuing to promote a safe, family friendly environment within Brighton Le Sands.

    We are quite perturbed by this development proposal. All the above sediments should be considered by the council.

    Resident Parking or lack there of in the proposal is a major concern.

    Increased vehicle traffic and pedestrian safety is already an issue in Bay Street and the immediate surrounds. The everyday congestion has increased substantially in the last few years.

    The family orientation of Brighton Le Sands is why we live here with our little one we don't want this to be changed. We question how does a boarding house fit in with family orientation and local community.

    Pleae keep Brighton Le Sands safe and beautiful. We don't need a boarding house.
