    The site is designated as a Residential growth zone as such the proposal is not a suitable use of the site, particularly as it directly abuts a residential property, the land would be better suited to its primary zoning designation.
    The issue for current residents to enjoy reasonable quiet and amenity has not been adequately considered i.e. the proposed car wash facility runs the full length of the site abutting the residential property (1 Aberdeen street) and the increased vehicle movements, patron/employee interactions and airborne water emissions have not been fully analysed nor adequately addressed, in particular as to how they might effect the quiet and amenity of the adjacent resident.
    A car wash facility already exists at the Corner of Noble street and Latrobe T'ce and this facility is sufficient to serve the needs of the community.
    The proposed site is a valuable 'gateway' location to the city of Geelong and a car wash is not an appropriate facility in such a high profile location.
    The planned site access and egress locations are located in a highly dangerous position being adjacent to a slip-lane from Latrobe Tc'e and subject at times to very heavy traffic flows. Already traffic leaving the city along Ryrie street then west onto Aberdeen street has a blending problem i.e. converging to one lane upon entering Aberdeen street, a flow of cars to and from the proposed business would have to giveway to the city exiting traffic as well as negotiating the slip-lane from LaTrobe T'ce. Access to the Business could only be safely undertaken from the slip lane however the opportunity would exist for patrons to execute two dangerous possibilities,
    firstly, to turn into the facility from the east bound lane of Aberdeen street across a solid white line and potentially face oncoming traffic from three possibilities; west bound traffic along Aberdeen street, Slip-lane traffic from Latrobe T'ce or Right hand turning traffic from South bound (LaTrobe T'ce) vehicles turning into Aberdeen street.
    Patrons leaving the facility have to negotiate the exit into Aberdeen street with the danger of blending traffic leaving the city and an unsighted flow of traffic from the slip lane and could potentially turn right when exiting the facility and cause congestion and disrupted traffic flows.

    The site would be a nightmare for local residents in the early hours of the morning with the hoon behavior and anti social behavior which car washes tend to lend to, especially being so close to town. I believe this application would ruin the area for the local residents and create more traffic chaos in an already very busy area.

    First priority should be the local residents in the area. I don't live in the area but I see every day how 24 hours car washes attract hoon behavior and anti social behavior in the hours of 10pm - 6am.

    I agree with the other residents opposing this application.
    I am an Architect and local Geelong West resident. I understand that previously Geelong West had a bad character up until recent times where now it is seen as a cosmopolitan style suburb with often a french provincial style associated with many shops and businesses that are developed in the area.

    La Trobe terrace itself is dominated by heritage buildings of which some are just meters from the site in question.

    in permitting an application of this nature to be granted on the site, it affects greatly 2 important elements of the surrounding area which Geelong Council itself strives very hard to uphold. these elements being the preservation of Geelongs Heritage, and the reduction of unsavory social behavior and the promotion of a social culture that is free of anti social behavior and loitering.

    Allowing a business of this nature to operate on the site may not definately bring unwanted social activities to the site, ie. creating a place for 'hoons' to gather or loiter after hours', but the potential is there for this behavior to occur if the opportunity arose.

    the other issue is that a business like this would create more of an industrialized feel to La Trobe terrace as one drove along this section of the road. it would be better to allocate this land to the development of a business that could tie in with the surrounding heritage style buildings that line La Trobe terrace, creating a more social and community style feel to the area, rather than lining the road with industrial business which would send the road style wise in the direction of the Bellarine Hwy, lined with car washes, car yards and industrial business's.

    often business associated with Automotive are best kept outside of residential areas, such as North Geelong, East Geelong, Grovedale etc, where these businesses don't impact so much on what is considered prime city real estate and character. La Trobe terrace already has one car was nearby which is rather small and unobtrusive on the character of the road, but this existing car wash is also far enough away from the borders of West Geelong that it doesn't affect the character of the area.

    The site in question is a prime site with great visibility from all directions, ultimately this site would be better designated as something that could bring more character to the area, and tie in with the desired character of Geelong West to the sites West, and even perhaps tie in with Geelongs cultural and arts precinct only a few blocks away to the sites East.

    the site would better be suited to businesses such as
    An Art Gallery
    High End Retail
    or further residential developments where residents can live just moments from Geelongs CBD and the famous Pakington Shopping precinct.
