    Despite being zoned as allowing for such relatively high-density residential dwellings and the generally acceptable trend of higher-density areas closer to transportation hubs, 108 dwellings is a significant addition to the centre of Eltham. This raises one primary concern: one of increased traffic. With already congested local roads, I believe any such significant infill developments need to come with plans for improving public transport and bike transport in the area to encourage use of non-car-based transportation. I would be significantly more fine with these developments if they included notable upgrades to the cycling infrastructure in the area, as well as improved public transport options.

    I thought Nillumbik was the green wedge shire? Why on earth are developments like this approved and going ahead when they destroy vegetation and our country feel - the thing most people
    love about Eltham? Slowly our beautiful area is being eroded with money hungry developers. What Eltham has been renowned for will soon be lost. Once it's gone we can never get it back. If people want developments like this there are plenty of other inner city areas full of them.

    108 Dwellings, WOW!!!! So Nillumbik Council is more concerned about profiteering rather than setting up Eltham Town for its inhabitants to use improved infrastructure, being public and private transport. Council obviously has forgotten the "Green Wedge" format and discovered "MONEY TO BE MADE" here, yet, they no longer consider sustainability and clean living for its inhabitants. Does Council believe that the Eltham Community wants CBD living? My family and many others certainly do not support this attribute.
    Can you imagine, in 108 dwellings each with 2 cars per unit equates to too many vehicles not being able to be housed properly and taking up road space including longer delays going to work in the morning in our single lane "Main Road"
    Come on Nillumbik Council, REALLY!!!! Get it right. You are already screwing us with high rates, will you decrease them if more buildings are erected in Eltham??

    Nillumbik Council, REALLY? You have lost the plot....... The infrastructure of this neighbourhood will not cope with the traffic of 108 dwellings. Most people would have two cars per household and then you have to factor the visitors to those dwellings and how all this *new* traffic will considerate to the established residence. This shire is loosing it's identity if development like this is approved and destroying established vegetation. Our community of knowing *our* neighbours will be lost to noisy mass of rental transients and ugly cheaply made boxes replacing the ideal peace of why people move out here in the first place.

    Traffic density is already an issue in Eltham as is overcrowding on the trains. The addition of 108 dwellings in central Eltham will compromise the livability of this Shire. The removal of vegetation will compromise its Green Wedge status.

    I fully support development in eltham. As long as the traffic can be managed it will be good for eltham. Many people who are against it, don't have valid reasons except to say that they don't want development. Economic development and population growth will bring revenue to the council and improve the services to the residents. I welcome more development and please let a few objection voices stop economic development. As a former Manningham resident and soon to be Eltham resident, I hope there will be more progress

    I am concerned about this high-density development in Eltham. What will be done to improve traffic conditions in the area? This will potentially bring in an extra 200 cars. As it is the traffic along Main Road to Fitzsimmons Lane is backed up to John Street by 7.30am! Bolton Street is gridlocked every morning and evening. Bridge Street is also jammed.
    Not to mention the terrible car parking at ALL of our Supermarkets! Bible Street is becoming hazardous to drive along as traffic tries to manoeuvre around cars parked on either side. Due to the gridlock that has become Main Road many cars cut through Bible Street .
    Eltham has not been designed for high-density housing, 108 units are way too many on that land, do we really need that many? Couldn't they build less?
