    RE: 27 Railway Terrace, Lewisham DA201500333

    I am a local Lewisham resident, living in the area for 8 years.

    I object to this development as it will cause further traffic congestion to an already congested street. Railway Terrace, in Lewisham, is grid-locked with traffic during peak hour (from 4pm) every weekday. The development will only compound this problem further.

    I would also like to register my objection to this proposed development (Lewisham DA201500333), for two reasons. First, as the previous comment suggested, it will have a negative impact on traffic in an already congested area. Second, as a resident of the neighbouring property (3 Victoria St) it will directly affect my amenity. I live at Unit 1, 3 Victoria St Lewisham. The windows of my ground floor unit face north towards the fenceline between the properties. While there is no view from these windows - which face directly onto a fence - they do receive light, particularly in the mornings. This development appears planned to extend close to the boundary between the properties and will block any light entering 3 Victoria St from the north side. How is that ok?

    I hope that you will give consideration to my concerns.

    I am resident of Lewisham, living in the area for nearly 13 years.

    I object to this development for the reasons already given regarding traffic congestion.

    I should add that no thought and planning seems to have been given to the potential increase and traffic and the effect that it will have on an area that is already overloaded, particularly at rush hour.

    I also object to the development as it will also be totally out of keeping with anything in the immediate precinct.

    I am resident of Lewisham, living in the area for nearly 10 years. We have owned a local business for many years and have a 10 year old daughter at the local school.

    We were attracted to Lewisham for the sense of community and village atmosphere.

    I object to this development for the reasons already given regarding traffic congestion.

    I also object to the look of the building as it is not in keeping with the street scape and presents an ugly red brick facade onto the street without any appeal. Balconies, greenery and some more space would make a huge difference rather than building right to the edge of the block.

    I am worried abut the position of the garage slowing traffic further down - it is already banked up.

    Finally - the height of the building will affect sunlight for those living across the road.

    I wouldn't mind if the building was less of a concrete block and added value to the street yet we are giving up a lot for no gain. A less aggressive design with more community space and greenery would be much more appealing. Finally - we are also worried that the shops will become derelict as it seems there will be a glut of shops in the area. Maybe some of this area could be other types of community space rather than shops - common garden, music rooms for people to practice in, dance floors, meeting rooms? These type of activities would enhance the sense of living in a village and build community.

    I am dissapointed that I missed the deadline, really dissapointed.

    My concerns are that the retail shopfront spaces in the area are already dilapidated due to their not being economically viable – to add an additional 5 shopfronts to an area already struggling with insufficient trade will further exacerbate the problem.

    Whereas there is an explosion of unit development in the area – especially near the light rail in Summer Hill – these developments are larger and are coming with their own, more carefully laid out and considered retail spaces. These I imagine will be cafe, bar restaurant, supermarket and convenience stores. The occupants of these new developments are far more likely to be shopping in their own precinct or using the much larger Summer Hill shops – a precinct that offers considerably more variety and convenience than Lewisham – including parking! That’s one thing that an increased retail precinct in Lewisham will not be in a position to offer – not only will Lewisham be inconvenient for shoppers who can’t find a park, it will add pressure to the limited parking in the area.

    It is also worth thinking about how the internet has changed the way we shop, whereas we like a local cafe and a local convenience store, more and more we are shopping online – or choosing to shop at larger centres like Market Town, Broadway and of course Summer Hill. One suggestion that may work is to create a space for parcel delivery lockers – these may actually serve a need.

    Others needs worth thinking about are community facilities, a community garden, bike racks for commuters, a day care centre (although several have already opened in the area)

    I otherwise have no real objection to the density of the development. I accept that we must accommodate more people in Sydney, and to do so close to public transport is sensible. I do however feel that the development lacks architectural interest, the artist’s impression suggested large expanses of brutalism ‘block’ like features – there are some excellent unit developments in Sydney and a good looking building should be a priority. Aesthetics though, such a personal thing. They do say that beauty is in the eye of the beholder. Given I will be living opposite this development I’d like to think my opinion could be considered/consulted. After all the people living in the building will be looking out over our lovely heritage listed terraces and won’t even see their own ugly facade. Certainly the proposed building does nothing to ‘fit-in’ or reflect the existing heritage of the area.

    Those are my comments. I am extremely disappointed to miss the cut off period.
