Additional storey to an approved residential flat development. Approval has been issued for a mixed use development comprising of two 6 storey residential flat buildings - Building A fronting Porter Street & Building B fronting Church Street. It is now proposed to add an additional storey to Building B, making it 7 storeys and comprising of 6 additional apartments. It is also proposed to provide air conditioning units and a lift over-run to the roof of Building A.

    This application should not be approved. The applicant is asking for a greater height and mass for both structures. To seek such major amendments to original approval suggests either lack of appropriate initial planning, planning 'on the wing' or 'development by stealth' - whereby the applicant fully intends to build the structure with all amendments from the outset - it is just done in stages to hide the full intent. eg, Why did the applicant not know air-conditioning units and a lift over-run would be needed? The additions requested will impact negatively on aesthetic, density, noise, and traffic. There is no justification for these additions.

    Why did the the original assessment by Ryde Council not address the issue of the air-conditioning units and the lift over-run before consent was granted?

    The airconditioning units and lift over-run should be accommodated within the approved building height/s.

    This application must not be approved. Additional storey is only good for developer not residents
