    Dear Town Planning team,

    We have some concerns about this proposal and feel that it would be unwise to construct a further 3 dwellings in this already crowded street.

    - This small court already has 10 properties. One block in the street already has four houses on it. Increasing the number of properties in the street to 12 will place unacceptable strain on the space and communications infrastructure.

    - Parking, particularly overnight is already crowded, even more so on bin night with one whole side of the street allocated to 20 wheelie bins.

    - Shire of Yarra Ranges has directed that all bins are placed on one side of the street, as there is a lack of space for the garbage trucks to turn around. The Shire of Yarra Ranges has communicated that they will not empty any bins not in this location and the kerb space available already only just fits the current quantity of bins.

    - There are multiple residents living in the street that need street parking for commercial utes and vans overnight due to already cramped driveways, especially at number 5 which has four houses already.

    - Fire Brigade access is already very difficult. Recently a fire truck became stuck in the street only a few weeks ago, as there was insufficient space to turn around or exit

    - All houses in the street are single storey. Any further development at number 4 would need to remain single storey in order to avoid overshadowing houses along the fence line at number 5. Unit 4/5 has the majority of its natural light coming from the direction of number 4. Blocking of this light would unfairly drive the property value down. It would also significantly affect quality of life living in this house and drive up energy usage due to the requirement for more artificial light.

    - Due to parking and access issues already present, if the unwise step was taken to develop a further 3 properties in the street, there would need to be at least double off street parking spaces available for each of the 3 new houses.

    - Disruption during building is a significant concern. As well as there being a lack of space for building contractors to park trucks and smaller vehicles, there are 5 properties that have dogs, most of which become quite distressed when construction and maintenance occurs. This has been witnessed multiple times over the last few years. We are concerned for the welfare of these animals.

    This development will drastically change the look and feel of the whole street. Being located at the end of the street the entire outlook of the street with the removal of vegetation will impact the feel of the street.

    Secondly, the street is already at capacity with parking that makes it hard to enter into house and find parking, so with the addition of 3 more dwellings will further impact the accessibility and parking in the street. Recently there was an incident where fire trucks were needed to be called and they were unable to turn around in the street with the current street parking, as well as the rubbish trucks being unable to access the bins easily and only being able to drive straight in and reverse back onto the other road.

    Definitely not a good idea to add the additional developments to the street.

    Dear council.

    Our court is only small with limited road space, unlike other streets that have long stretches of road and there are already so many houses in the court. We really need to slow down the development as it is already so difficult to get a park on the street and especially on bin night when we have to put bins on one side as you have already advised us that there is no room for the trucks to turn around.

    I was quite disturbed to find out that the fire brigade had difficulties turning around in our court, which will be made more difficult if you add in another 3 houses and their subsequent traffic.

    To look to increasingly overload our little court beyond its feasible limits will only increase the overloading the parking demands on the street including the extra demands on bin night, and increase difficulties that emergency services already have in accessing the properties that they would not be able to get 2 trucks into the properties in case of a fire.

    It is completely unfair to put the extra demands on the quite court and street by developing this property, and not considering the impact on lifestyle and vibe of the street as a whole. To look at this as a viable option would be to put profits before your constituents and not represent what we love about our community.

    Dear council/planning team,

    As a resident, I am very concerned about this development. Within our court, there is already many residents and a constant issue is the lack of parking for the current residents. Allowing a development that adds an additional 3 properties and residents will only make this already present issue much worse! Bin night in the court already adds complications for parking and also for the allocated bin placement.

    In addition, I am very concerned that responding emergency vechiles e.g. fire trucks, are already unable to respond people due to the lack of space and ability to navigate the congestion that already exists in the court.

    Whilst these would be ongoing issues that must be addressed, it would be further enhanced as an issue during construction.

    Would be very disappointed to hear that this would be going ahead given the impact that it would have on residents and would greatly impact the liveability of the area!

    We just wanted to seek clarification on a few points:

    1. The application is to build 3 dwellings on the property. Does this mean the original house will be removed and 3 more dwellings will be built, or will these 3 dwelling be in addition to the current house?

    2. Is the request to subdivide the current block, or just build extra houses on the block as one title?

    3. Have plans been submitted for these dwellings or is the application simply to begin the planning process for this? If so, what is the best way for us to view the plans?

    4. We were alerted to the planning request through a third party service. As a result, not all of the neighbours have been informed of the application. Do you know when official notification will occur?

    5. One of the issues this street faces is the number of bins that need to go out in one kerbside stretch. This is based on requirements set by Yarra Ranges Shire due to lack of truck turning space for waste collection vehicles. Are you able to inform us how the system of waste collection is planned to change in Yarra Ranges Shire in keeping with new Victorian Government regulations? This will no doubt have a further impact on space in the street.
