    I would like to know why Palm Beach is being turned into a developers dream whilst locals getlittle say in what is happening. We understand growth and development but this is simply a grab for whatever they can get. Palcing a hiRise here is just a continutaion of pushing people out of the area and making it anotehr exclusibe zone. Not only will it creat a traffic issue, as there is never enough car parking space, it will impact on traffic flow, push ordinary people out of the area, renters will be forced further afield to places like Beenleigh and Ipswich as is now happening so that the only benefit is for people from interstate who can afford the ridiculous prices now in play. I am not against development but am against what will not suit our suburb, and the greed of developers

    A 20 LEVEL HIGH RISE IS DRASTICALLY OUTSIDE THE CITY PLAN.
    20 LEVELS IS EVEN OUTSIDE THE ALLOWED 50% UPLIFT FROM THE ALLOWED 12 LEVELS.

    This is an utterly unacceptable and disgraceful attempt by a greedy developer to ignore the City Plan for maximum profit.

    The State Governments SHAPING SEQ REGIONAL PLAN 2017 that calls for the INFILL OF OUR GOLD COAST COASTLINE is creating a concrete canyon in Palm Beach.
    It’s time the GCCC, Caldwell and Tate followed the City Plan and protected the amenity of Palm Beach for the ratepayers.

    I’m utterly disgusted by this Development Application.

    The Developer recently distributed information about his high rise plans and asked for community feedback. Will the GCCC demand to look at the results of the developers questionnaire?

    I STRONGLY OBJECT TO THIS INAPPROPRIATE DA.

    With the RECENT REJECTION of a 12 LEVEL HIGH RISE called The Oxley, planned for Nobby Beach… I demand this DA also be rejected on the same precedent.
    This HEIGHT IS DRASTICALLY OUTSIDE THE CITY PLAN and I strongly object.

    I’ve just been to PD ONLINE and counted the levels ….
    It is actually 25 LEVELS….
    Drastically outside the City Plan for HEIGHT & SETBACKS …
    This DA MUST BE REJECTED.

    I am writing, as a Palm Beach resident, to object on the following basis:-

    1. the scale and intensity of the design is incompatible and seeking multiple relaxations including
    o height (83m almost DOUBLE what the City Plan permits)
    o residential density (proposed at 1/11.2m2 instead of 1/25m2)
    o boundary setbacks (multiple sides)
    o site coverage
    o carparking (proposing 126 spaces when 235 is required)
    o bicycle parking (proposing 29 spaces when 87 is required)

    2. the proposed use is inconsistent with the intent for the area, as expressed in the planning scheme, and does not enhance the neighbourhood character – the size and material of the built form is bulky, oppressive and invasive.

    3. The proposed development will cause localised wind, shadowing, poor ventilation, privacy and acoustic issues.

    4. The proposed development’s location will cause traffic concerns and has insufficient parking. All vehicle access for the development is from Palm Beach Avenue, which is already a busy road and the sole access to the Pacific Motorway for commuting Palm Beach residents. The traffic report uses outdated (2016) traffic count data, and compares the anticipated hotel parking needs to a hotel in Brisbane’s Fortitude Valley, which is hardly an analogous location. There is mixed use in hotel, residential, day spa, function centre, restaurant and café, all of which have different parking needs. The DA references how traffic could be expected to be heightened given many hotel guests will be unfamiliar with the area. There is no reference by the developer, GCCC or TMR about the proposed light rail or required upgrades to the Gold Coast Highway.

    5. The proposed development references how the height of the building was informed by heights in Broadbeach and Coolangatta, both suburbs that are vastly larger in size and not representative of the community or character of Palm Beach.

    6. The proposed development is contrary to the objective of the planning scheme to protect and enhance the natural environment. There are token landscaping references throughout however as GCCC identified the planters are too small to ‘support quality landscaping long term’.

    7. The proposed development will contribute to undesirable local development patterns which will unduly impact the amenity.

    The proposed design of a mixed-use development is commendable with some architectural features, however the form, scale and intensity of the proposed development is wholly inappropriate and inconsistent with the City Plan, the sited location and will not benefit Palm Beach.

    This is totally ridiculous and out of character for the area. It is going to cause so much
    traffic congestion in Palm Beach and suggest it does not comply with parking requirements. Shame on you Council for ruining Palm Beach!! Your Town Plan is a
    total waste of time.

    I am writing, as a business resident, to object on the following basis:-

    1. the scale and intensity of the design is incompatible and seeking multiple relaxations including the height which is almost double what the City Plan permits.
    It will cast significant shade.
    It also has higher residential density than approved which the current congestion of Palm Beach avenue is not accounted for. You cannot get home from the beach in the mornings due to traffic.
    2. Car parking is not accounted for (proposing 126 spaces when 235 is required)

    I object to this building. It needs to be inline with the city plan, it needs to comply with the full car parking requirements and I object to the immediate traffic concerns of the high residential aspect.

    This Building is intense and bulky.
    Completely out of character with the amenity of the area.

    The Height is 88.5 meters … that equates to 25 levels … not 22.

    The Setbacks are ZERO which is drastically outside the City Plan.
    There is inadequate car spaces for all the amenities planned for such a large building.
    You simply can not justify that using the Trams as an excuse.
    People won’t automatically catch the trams to this Development.

    It’s an ugly building with a bulky form that is not appealing.

    Disgraceful Application by a greedy developer who is renowned for tearing down the DBar Cafe .. and now The Collective.

    This community doesn’t want these monster towers that don’t blend with the character or amenity of the area.

    Another huge high rise in the central shopping area of palm beach is disappointing with the lack of parking and already congested traffic flow. The height limits are once again have not been adhered to. I am not against developing but it needs to be in keeping with the present infrastructure.
    It is too high and too large meaning many more cars adding to the congestion & disrupting local traffic and enjoyment of areas which I have lived in personally for 30 plus years. Development needs to be in keeping with palm beach being a small and narrow suburb. This building is too large in that context

    -bicycle parking only has 29 spaces when 87 are required.

    This development is not suited for this area and is more in line with Broadbeach abd Surfers. Stick to the city plan and this application should be rejected due to it being almost double the density of the city plan and will impact negatively on the surrounding local suburb

    This development needs to be rejected. 83m is totally insensitive to what Palm Beach is and wants to be. I have spoken with many visitors to the area and they have all described Palm Beach as a welcome relief to the intensity of multiple high-rise building all crammed in on top of each other at other Gold Coast locations.
    It is the relaxed atmosphere of low-rise buildings, that don't have podium levels on Ground level, that is desired and suitable for Palm Beach.
    It is very clear that the scale and intensity of the proposed development is incompatible with Palm Beach neighbourhood.
    It will have a significant shade impact.
    The residential density will only add to the congestion in the small shopping precinct.
    Inadequate car parking and drastic shade impacts.
    Council be sensible and reject this DA

    As a near resident I object to 2 hotels next to each other taking up the whole block on the highway. This is way above the height of the existing residential buildings in the area, even 8 storeys above the street level right on a busy corner will create many blind spots for pedestrians and cars. The number of homeless and people with mental health issues in the area and dubious activities in the carpark at 3am when pub is shutting is not the environment for this type of resort hotel.
    Please look at the total number of units approved on the highway in the past 2 years, the highway will reduce from 4 to 2 lanes when the tram comes yet most people living here travel to light industry (at least Bunnings) at West Burleigh regularly where the tram does not go. We will still use our cars often. This proposal has potential to make the traffic unbearable. There is NO available parking in Palm Beach right now for visitors as they are full with residents who have more cars than their building can hold.

    This is far too high 8 stories above ground is normal for this area. Very busy intersection now when tram comes and highway reduced to 1 Lane each way entering and leaving this property will be a traffic nightmare. Do we really need a whole block from Palm Beach Ave to Fifth Ave all hotel? Problems with drunks, homeless and druggies in the hotel carpark and Coles forecourt EVERY day now we should not be encouraging more licensed premises in a residential area. You have approved almost 2000 new apartments on the highway in the past 2 yrs most are owner or long term occupiers it is now even more residential not a tourist area with no parking for our visitors let alone day tourists.

It is comparable to the dreadful and corrupt Royal Palm resorts developments, and will disturbs the entire town with an eyesore that is out of character for Palm Beach. Take these kinds of developments to Broadbeach or surfers; they do not belong here, and make a mockery of the city plan.

    I am writing, as a Palm Beach resident, to strongly object on this application. This DA is unacceptable in its current form -
    - it is not compliant to regulation
    - it is disproportionate, unsightly and out of character with the Palmy vibe
    - the building height will create a precedent for other high towers like this one in the area
    - it will negatively impact the livelihood of residents in the suburbs
    - it will create driving and parking bottlenecks and congestion
    - there is a reasonable number of hotels at surfers paradise and Coolangatta, meeting current and future travellers accommodation needs. Do we really need another one in Palm Beach too???

    Finally I would like to request a broader Gold coast council led public consultation to gather the views of Palm Beach residents on this application.

    This needs public and resident consultation as it obviously breaches city plan rules and regulations. Please organise a meeting with residents so that there is fair and transparent discussion regarding this development.
