We live in Military Road near the corner of Old South Head Road. Parking is a major issue already and is about to get even worse when the new property opens up on corner of Military and Old South Head Rd. While I appreciate the 37 underground parking bays in the proposed seniors home, I fear the lack of available parking in Military Rd will get worse. I thus object to the new property.

  2. Jacqueline Johnson commented

37 units means more traffic for the already congested roads. Has this been taken into account!

  3. Vincent Turco commented

I object to the over sized development as it would have an adverse impact on local residents particularly with increased continual congestion and bottlenecks on Old South Head road. There has been an abundance of medium density properties being developed over the past 4 years. No one has taken into consideration the impact this overdevelopment has had on a road which is single lane in each direction and which was designed only to handle smaller traffic levels more than 100 years ago. Surely we can’t sustain this continual high density development in the area without changing and improving the current infrastructure!

I object to the mega development as it will result in increasing traffic and further congestion, additional noise and air pollution. The constructing of such a massive building block in an location where local residents are already dealing with heavy traffic on a daily basis is inappropriate. Old South Head Road is one of the only two main roads in the East and is very narrow. The infrastructure in this suburb is not capable of taking on more cars and delivery trucks. This oversized building will reshape the whole area from a residential area to a second busy Bondi Junction with Mega buildings and more commercial buildings. The living conditions for local residents will immensely get impacted in a negative way. Also to consider is the value loss for the neighbouring residences if the DA gets approval. I object to the planned building.

I object to this over sized development due to parking issues, environmental impact, constant congestion. This area is already over populated and doesn't have sufficient infrastructure for existing residents. The area is zoned R3, 4 levels will open up Pandora box. This is not sustainable and must include a community consultation moving forward for all large developments.

  6. Karen Freeman commented

I don't understand why there is more and more units along Old South Head Road being built. In the 60 years I have lived around this area there is no more infrastructure aiding with the increase of inhabitants. The roads are already congested and the limited parking is a nightmare also adding to this congestion. When is this going to stop! What was once a 12 minute trip is now at least 30 minutes, the majority of time.

  7. Mel commented

Unfortunately there is too much money to be made by the developers and council, so objections fall on deaf ears. There is an unbelievable amount of developments going up at the moment. It does make you wonder how they are all getting approved. None of these developments are serving the community at all. They are only bringing more anxiety and congestion. Aren't we already living in one of the most built up areas of Australia?

  8. Serena Hershon commented

    I too object
I don't believe it will make any difference, sadly
Parking is already at a premium in the Wentworth andLAC. And Waverly. More units means more money. Bottom lines is $$. Terribly unfortunate. I've lived in the area for nearly 40 yrs. Can take 40 mins just to get to the junction.

To many Developments, no infrastructure to Manage it One Narrow Road in and out,,
Already carrying to much traffic, development taking over ,ruining and destroying our superb
Dust and other toxins in the air causing health issues.
Removal of our green spaces gardens that ones surrounded lovely houses ,gone!
All for Money and nothing for residents at all ,stop destroying our lives .
Put the residents. First , please .

  10. Jacqueline Johnson commented

I wish to add more comments to my original one.
I realise that this “plan” is for seniors housing which would not bring school aged children to the area, but with so many other units being built, there is still only one state high school!!!
Four big old houses on Old South Head Road, opposite the Military Road intersection have been fenced off for construction - this is going to bring many more school aged children and a whole lot more traffic congestion !!!!!
Does anyone listen to us, the residents who are on the ground, or are our comments not considered as there is more money to be made?

  11. Deborah Prosser commented

I agree with everyone writing here.. over and over we say it..but what can we do... does anyone know how to stop this? Do we go to the mayor? Who should pressurize the local member? I am starting to suspect that the density laws need to be changed at the Land and Environment Court. The council's lawyers need to be better but I suspect the developers pockets are deeper and thereby lawyers more skilled. Still there must be something we can do. I find it so concerning 37 more units going in opposite Coles on New South Head Rd and now a mega construction at the roundabout and this is not all the rest with more every day!!! It has to stop, we will not be able to move.
I have lived here all my life as my father lived here all his. Do we all count for nothing? Or can someone help us.

Jaqueline Johnson, ‘seniors housing’ is just a loophole for developers to exploit. By saying it’s for seniors they are more likely to get it passed and they don’t have to provide as much parking.
These days people in their 50’s have small kids and teenagers and a lot more cars per family.

Developers are trying to build a ‘seniors apartment block’ up on the hill on Beaumont St. There is no parking at all in front of the proposed site and they will only provide 2 parking spots for visitors

Waverley Council approved an 11 unit development in the same street with no parking for visitors or for the people who will be using the shops beneath the development. Apparently customers and store owners will be catching the bus, The whole thing is a farce.

  13. Jacqueline Johnson commented

Thank you Mel for your reply - it is shocking to think that a loophole can be used to bluff us.

I see in the Wentworth Courier that Waverley Council plans to build four viewing platforms along the walkway at Diamond Bay at the cost of $3.3m, to prevent further deaths of people falling over, while taking selfies, of which there were two in two years. How about this money somehow being used to prevent these developments, or are the developments needed to fund this?
There seems to be a disconnect between enhancing the area and abusing the area.

  14. Allan Aaron commented

I wholeheartedly agree with the concerns raised about this development. However, in my experience, everyone whinges about it but does nothing unless its a development next door or across the street. The only way to make yourself heard is (a) to formally object to the Development Application by responding to Waverley Council directly and (b) to write to your local Councillors (Steven Lewis, Sally Betts and Will Nemesh) strongly stating your concerns and objections. In my experience, some of our Councillors pay more attention to their constituents than others.....
Unfortunately, i dont think your comments on this platform (which is great by the way) will count when Council Officers consider the application. And, by the way, when convenient, Council will claim they have no ability to prevent these developments.... which is a total cop out!

  15. Spencer Bryson commented

I echo the concerns of my neighbours on these comments. The roads, public transport, parking and infrastructure aren’t able to support and sustain such enormous developments and as such, this proposal, if passed, will have a hugely negative and irreversible impact on the community. Unfortunately Waverley Council have a deserved reputation for not being able to see past the developer dollar but there comes a point when enough is enough and the community must come first. Hopefully this is that point.

  16. JACQUELINE JOHNSON commented

I have taken Allan Aaron's advice and written to our mayor, Paula Masselos. Today I received the following reply, and it may be best if each one of us concerned residents contact dasubmissions@waverley.nsw.gov.au as suggested in the email.

"The Mayor has referred your email to me and asked that I respond on her behalf.

Unfortunately Council is not able to stop all future development and has no control over the submission of development applications (DA’s), however we can try to ensure that development is appropriately designed and located so as to minimise impacts on the neighbours and community. This is done by the implementation of the various development controls in the Waverley Local Environmental Plan (LEP) and Development Control Plan (DCP). These strategic planning controls are regular reviewed and are subject to significant community consultation top ensure that the community have a say in what can and cannot be built in certain areas. Waverley will soon be reviewing and updating the current LEP so I would encourage you to give Council your comments at this time. I will also refer your views below to our Executive Manager Urban Planning, Policy and Strategy.

In relation to the particular Development Application that you have identified at 671 Old South Head Road, Vaucluse, I cannot comment on the merits or likelihood of approval as it is still under assessment, however if you want to make a submission you can do so by emailing it to : dasubmissions@waverley.nsw.gov.au

I hope this information has been of assistance

I object to the development of this facility for a number of reasons. Firstly, this is already an extremely congested area, with major traffic delays, congestion and demand for local parking as current and ongoing concerns. The development will result in increased traffic and further congestion. The number of car spaces allocated in the proposed building will not be sufficient for residents, staff and visitors, further adding to the parking and traffic congestion in the neighbourhood, where street parking for residents/local shoppers is already in constant demand eg Captain Pipers Road being a one way street and directly opposite the proposed site. Further, traffic will be affected with regular deliveries to the site. The construction of such a massive building should not be approved in a location with (or along) one major arterial road ie Old South Head Road. Old South Head Road is one of the only two main roads in the East and is very narrow, providing only one lane in each direction along the proposed site. The infrastructure in this suburb is not capable of taking on more cars and delivery trucks. The living conditions for local residents will be severely impacted and this development is not appropriate for the site.

  18. 685 Resident commented

We are residents of 685 and massively object to this horrendous development that would destroy our ocean views, cause even more congestion to a congested area, and ruin a serene street with a monstrous and unneeded care home when there is already a huge development for seniors up the road at Matt Moran Vaucluse. This is an affront to every resident of north rose bay/vaucluse and would destroy the local community, not enhance it. There is no space for this development and as you can see from the comments we are all of similar mind.

  19. Sam commented

I more than agree with all of the comments written here and all of the objections which are more than Valid. I have lived here for over 30 years and all we are seeing is that from a quiet village, we have developments left right and centre- we even all had to object against a huge development opposite this proposed one and the developer fled the country and went bust. I also oppose this due to years of noise and pollution that will ensue, then ongoing limited parking with relatives visiting.
And I will lose my ocean views which I treasure, as I live next door to this proposed development. I am also a Psychotherapist working from home and my clients need a place to park and to come for a service that provides a peaceful tranquil atmosphere.
Greedy developers are taking over our lives all around this area. Leave us alone.

I would like to object to the proposed development of 671 Old South Head Road PAN 156248.. the demolition of dwelling and construction of a four-storey seniors living building with 37 units.
Approval of a development of this magnitude in an already heavily densified area is fraught with issues. This is clearly an over development of the land and will impact on our community at large being located on the doorstep of the local shopping prescient which is already imploding with traffic congestion.
Being on the peninsula we are already dealing with major traffic congestion and road rage due to Old South Head road only being only two lanes and one of only two main arterial roads , this has also become a main throughfare for all the current Waverly council approved developments and their heavy semi trailers who not only use Old South Head road but are now taking to use the one way Captain Pipers Road as a major “rat run” to transport all their building disposal. Our small side streets are not built for such vehicles, their weight exceeds the weight ratio of the street, causing cracking in our roads not to mention the pollution and now safety issues.
We have seen the impact that the Moran Vaucluse retirement village has had on local surrounding streets, making parking an impossibility. Our streets are now resembling parking lots with the added problem of road rage. Parking will become a huge problem for us when builders use our local streets and arrive at the crack of dawn to secure parking for their vehicles, this problem will be with the locals for at least 18months. Then we will have to live with the parking from the residents, visitors and staff from this site.
The lack of inadequate parking. 37 units and only 4 visitor car parks… 15 motor cycle parking spaces… REALLY ! No staff parking. The staff of this senior’s village will all have to find street parking as they do up the road at Moran’s Vaucluse Village. We know that by referring to this development as being for “senior’s” they get away with providing essential parking.
Environmental concerns: We will have to deal with the noise and change in air quality from the ventilation shafts from air conditioning units and the proposed industrial kitchen plus the traffic in and out of the building. We must examine the effect this development will have on our already heavily impacted sewage and stormwater systems in the area. How can we have a further increase in development in this suburb unless it is accompanied by correct infrastructure.?
The building’s location and height will impact on the natural air flow of the area with such a large structure causing it to act as a wind tunnel, especially with the apartment building immediately behind it.
Landscaping: We are already a heavily densified suburb, the large established trees that currently grace the frontage of the proposed site equate to a four storey building and are a cherished part of our steet landscape. Removing them means you would be contributing to area’s increase in carbon emissions, by taking away the shade that they provide to the street , the streetscape greenery of these old trees would be gone forever, they also allow us privacy, we do not want to be looking into stranger’s apartments.
This is clearly an overdevelopment of the land to financially line the pockets of the “Developer driven” Waverly council and greedy developers. Looking around Waverly you will see many poor planning outcomes. It would be a brave councillor who comes forward to prioritise residents’ interests before their political aspirations. How can we consider further increases in development in our suburb without first addressing the infrastructure that needs to put in place.? How can this development be taken seriously when it does not address the concerns of the local community?

  22. Fernando Letteri commented

Unbelievable, what a Geto these councils are allowing to evolve, having lived in the area for more than 25 years, driving back and forth these days from the Junction can sometimes take 45min, or more during school pickups.
More cars, trucks, boats, trailers, caravans etc, parking on old South Head Road, plus surrounding streets, makes traffic congestion a nightmare and safety to locals and others, a Russian roulette area. The creations of some apartment blocks that unfortunately have evolved with no street appeal, not to mention washing and junk left on the balconies, make one think you are in some foreign country.
With emergency services screaming towards South Head suburbs or saving a life down at the gap weekly/daily, we can only hope this is taken into consideration.
We strong object to the proposed development DA 455/2021
