    This is unfair.
    The other side of Denison St is a heritage conservation area and the council just keep allowing these massive apartment buildings above their own DCP height limits to be built across the road, blocking our light and ruining our privacy. Our house features on the front of the glossy brochure and looks like a doll's house in comparison. The council is approving buildings that are totally unsuitable in such close proximity to heritage zones.

    When I moved here I could not see a single high rise from my rear yard, and now I can see the replacement built over the old Mill Hill Pub, and now this. I would be able to be seen in my own backyard by people in this development. The council refuses attic extension to houses on the western side because it would alter the streetscape in the heritage area and you want to put this enormous building across the road from all these heritage houses with balconies facing straight into these houses and their yards. This is a complete invasion of privacy, all the heritage houses will have these apartment lights and balcony lights turning their bedrooms into discos, and the noise from all the people on the balconies will make it hard to sleep. These balconies should be forced to be indoor/outdoor spaces like the ones currently drawn on the Spring St side and with privacy screening on all of those facing Denison St. Better still all balconies should be relocated to face Spring St only as it is inside the commercial area of Bondi Junction not facing onto the heritage area.

    I also believe the building should have a setback, like the one on 1-15 Spring st, so that the heighest part is further away from the Heritage area. The current building is 1.5 stories, and this should be the maximum on the footpath. I note that the buildings built under previous less development happy councils were designed like this through much of Bondi Junction until the new greed is good development approval process for commercial properties came about. The noise and visual pollution will be huge from this apartment block.

    The density of the area is getting out of control. There are no green spaces between these buildings, and the Easterly breezes we rely on for cooling our houses are likely to be completely cut out by all these additional high rise buildings that are solid towers. Not to mention the additional noise from all the extra residents.

    Why can't the council make low rise developments of high quality that would enhance the heritage area rather than detract from it?

    Can a bike rack replace a car park?

    The concept of art and bikes is great, but to build a new building without resident parking will place more cars on the street, thus creating congestion around the new bike path.

    Which has seen car parks on Denison and Spring Streets removed.

    With the soon to be opened Mill Hill Building + this development, the increased demand for parking will be significant, so all developments should be required to provide resident parking.
