    This property is located in the Artarmon Conservation Zone and as such must comply with these rules. As per the previous Land & Environment Court Action for the Child Care located at 290 Mowbray Road, (Same Owner) there should be no fixed structures forward of the building line, no shade sails , no fixed play equipment. A new safety rail needs to be installed to stop cars entering the front yard, especially as it's located on a corner. The front fence will need to be modified to comply with Childcare centre regulations. This will negatively impact the street view of the house.

    None of these changes can occur as these breach the Artarmon Conservation Zone development rules. Based on that this the request should be denied.

    This property is in the Artarmon Conservation Zone and as such must comply with the rules that there should be no fixed structures forward of the building line. This includes no shade sails or fixed play equipment. It's pretty simple, the Artarmon Conservation Zone has been in place a long time and we all have to comply. Based on this, the requested modifications should be denied.

    This property is within the Artarmon Conservation Zone and as such must comply with the rules. The purpose of the rules is to maintain the heritage values of the area. Fixed structures eg shade sails and play equipment, as well as other features such as a crash barrier and a newer higher fence do not comply with the Conservation Zone rules. As the planned modifications do not comply with the Conservation Zone rules, then this request should be denied.

    We would like to confirm that the owners of 204 Mowbray Road and 290 Mowbray Road are separate and unrelated entities. The owner of 290 Mowbray Road has no interest or ownership in 204 Mowbray Road and the attached business.
