Planning approval is sought for the subdivision of the subject land into sixteen (16) lots with common property and for the use and development of the proposed lots for sixteen (16) warehouses at 17-21 Murrell Street, Wangaratta. The proposal seeks consent for the construction of the warehouses and the provision of associated parking and landscaping. The proposed warehouses are designed to accommodate a range of potential ‘light industrial’ uses, including general storage, small-scale retail warehousing, trade offices, and workshops. The proposed layout facilitates the logical progression and development of an existing industrial site to higher density, addressing an undersupply of prestige industrial warehouse stock for local businesses within the rural city of Wangaratta. The proposed site is suitably located within an existing industrial estate of Wangaratta and has access to all necessary existing infrastructure and services at its Murrell Street frontage. The proposed warehouses will exhibit a range of sizes from 142.92m2 to 236.69m2 which will offer diversity in supply for the local industrial market and hence will encourage opportunities for variance in industrial services for the community of Wangaratta. The site is clear of treed vegetation and hence no vegetation on site is deemed to be affected by the proposal thus, there is no requirement for the removal of native or exotic vegetation. ***See Town Planning Report for further detail***
