    Barangaroo (formerly East Darling Harbour) - Description of Proposed Concept Plan Modification The proposal is seeking to modify the Barangaroo Concept Plan as follows: • increase the Concept Plan maximum GFA for Block 4A from 86,979 sqm to 92,629 sqm • increase the Concept Plan maximum GFA for Block 4B from 19,158 sqm to 21,508 sqm • increase the Concept Plan residential maximum GFA of Block 4A from 86,166 sqm to 91,816 sqm • increase the Concept Plan residential maximum GFA of Block 4B from 18,287 sqm to 20,637 sqm • increase the Concept Plan maximum height on the Building Envelope Plan for R4B from RL 210 to RL 235 (+ 25 m) • introduce an additional 3 m setback to the south-western corner of R4B above RL 209 • align the timeframe for the delivery of Key Worker Housing (KWH) such that the total 3% of KWH (both onsite (in Barangaroo South) and offsite) will be completed by the later of the practical completion of Building R5 or the last occupation certificate of Building R5. Description of Proposed SEPP amendment The proposed SEPP amendment will modify the relevant planning controls applying to Barangaroo by amending the Barangaroo Gross Floor Area Map (Sheet GFA_001) within State Environmental Planning Policy (State Significant Precincts) 2005 to: • increase the maximum permissible GFA in the light purple area from 20,970 sqm to 23,320 sqm • increase the maximum permissible GFA in the blue area from 94,740 sqm to 100,390 sqm.

    Channel 9, Willoughby - The Modification Application seeks to modify the Concept Plan Approval as follows: - Addition of 15 Richmond Avenue (the TXA Transmission Tower Site) to the land to which the Concept Plan applies. - An additional building envelope for a residential apartment building above basement level car parking, an increase of one from a currently approved total of nine buildings. - A maximum of 46,853 square metres of new residential gross floor area (an increase of 4,296 sqm from a total of 42,557 sqm). There is no change proposed to the maximum of 460 dwellings permitted on the site. In addition to this, no change is proposed to the arrangement of the approved master plan, with all vehicle access, landscaping and public domain to remain as approved.
