Removal of Condition 30.b) states that; Internal ceiling height of all boarding rooms shall minimum of 2.7m. In accordance with the National Construction Code (NCC), Clause F5D2 stipulates that for a Class 3 building, the minimum ceiling height for a habitable room is 2.4m. The proposed ceiling heights comply fully with this NCC requirement and therefore satisfy the applicable building standards. The imposition of a 2.7m minimum exceeds the statutory requirement without clear justification and places unnecessary design and construction constraints on the development. Accordingly, we respectfully request that this condition be amended or removed to align with the NCC provisions.
