I live near where this development is proposed. The project overall looks good and will suit the streetscape of the area. Its a popular spot for rubbish dumping at the moment and this development will hopefully improve this.

My only concern is that it is a boarding house with 12 residences and only 3 car spaces. Most houses in Victoria St have on street parking and most houses in Denison St have more cars than their allocated car spaces. It’s going to make parking in the area difficult. In addition, on Sundays when the local Coptic church is sitting, the whole area up to and including Denison St is fully parked. Could you ensure that the project includes more off street parking (eg in a lower level)?

I live on Victoria street and parking in this area is already at capacity. People park on the curbs and across the footpaths. There is also a large amount of rubbish left on the streets. The current parking also makes driving in this area very dangerous due to low visibility on turns especially on Dennison street. This development must include more parking for safety of both people in cars and pedestrians.

I am a mother with two young kids living in the area and I strongly oppose this application being approved.

My main concern is regarding the parking situation. The report assumes that most of the tenants moving in would not have a car needing to be parked somewhere, instead either using bicycles or public transport however I do not believe this to be a realistic assessment. With limited spaces offered onsite (3 only for 12 units plus an on-site manager) the only option would be to use street parking - something that is already at a premium and I still next to impossible on weekends, especially when the Coptic church is in use.

There is already a villa complex in Victoria st with several people needing to park cars in surrounding streets - where would extra vehicles would go in Denison Street?

There is already a boarding house being built less than one street away (Rickard St) and another proposed development for Hannam st - whilst I am an advocate for change, affordable housing and city life, I feel that any change to this quiet residential housing area be well thought through, planned in consultation with the local community and be in keeping with the current streetscape and amenity.

The development proposal in my opinion is not suitable for this area and seems to be yet another quick grab for cash by a developer.

I live in Victoria street close to the proposed development and agree with the comments already made, particularly with regards to parking. The proposal as it stands is not suitable for the area without car spaces being provided on site for all prospective residents.
