    This is a dead end part of Bindea Street with a reserve nearby. The 1994 bushfires and the houses lost in Bindea Street highlighted that the access for residents to be able to evacuate is of prime importance. To overdevelop the area is a high risk to residents present and in the future. The development of 31 and 31A Bindea Street was due to include 7 dwellings and in 1998/1999 the application went to the Land and Environment court and was limited to a dual dwelling at the front of the property and a single dwelling at the rear. This was due to the high risk of over development to residents after the bushfire event of 1994. 6 dwellings at this part of Bindea Street will impose a high risk and therefore the number of dwellings should be reduced to enable safe evacuation of residents in the event of another catastrophic bushfire event.

    There is only ONE access road into the immediate area of the proposed development, that being Sutherland Road (now Skillcorn Lane is blocked off). The only entry into Sutherland Road is via Mitchell Avenue.
    No doubt, with the huge high rise developments on Mitchell Avenue, the increased volume of cars turning in/out of driveways, Sutherland Road and Oxley Avenue will be chaotic. This will make crossing the railway bridge in either direction "mission impossible".
    Before further development is approved in the immediate area, Council should plan another exit road, otherwise it will be "death valley".
