This DA application is the forerunner to the building of the SAN "Wahroonga Estate" project.
1. this Wahroonga Estate plan that was formulated 8 years ago is not currently relevant owing to the very substantial increase in traffic through Fox Valley Road and The Comenarra Parkway.

2. the turnover of local residents means that many locals are not aware of the Wahroonga Estate plan, the proposals in the plan and the massive effect that this plan will have on our everyday lives.

The already stretched traffic in Fox Valley & The Comenarra Parkway Roads will be overwhelmed in the area with the construction of 200 plus apartments. The traffic congestion, especially in The Comenarra Parkway and Fox Valley Road junction, is already presently untenable.

I use the Comenarra Parkway to get to work, it is the worst road in my journey for traffic which crawls the whole length of the road in peak hour and has created many rat runs of the side roads. Should the units be proposed to be built now, there would be huge objections from all affected. Because it was agreed many years ago, before SAH expansion, many people will be unaware they need to protest it now. Please do not add to my and many other drivers hell and all residents.

Fox Valley Rd and surrounding roads are so congested as it is a the moment, that additional traffic arising from the construction of so many new residences would make daily travel impossible.
In the mornings Fox Valley Rd is a constant stream of traffic making difficult and dangerous to even turn onto.
There are enough traffic problems in the area as it is. Please don't make it worse for people that already live in the area.

I strongly object to the development of high rise appartments as further development of the Sydney Adventist Hospital and SDA Church (South Pacific Division). As a resident of the area there is already extreme congestion of the Fox Valley Road and surrounding area. There is also a proposal to build seniors housing further along Fox Vally Rd closer to Ada Ave and this combined with the specialist medical center already being constructed (by the Hospital) at the Commenara Parkway end will place more burden on these already congested roads. Increasing traffic along Fox Valley will impact curtly congested traffic as well as the safety of school children who attend approximately 5 schools within this area (Abbotsleigh Senior School, Abbotsleigh Junior School, Wahroonga Adventist Primary and Secondary schools, Warrawee primary school and Knox). There are pre schools in the area that will also become affected by increased traffic congestion, increased noise levels, safety concerns for residents. Parking is already a concern on streets surrounding the area as staff and visitors to the hospital and offices located on Fox Valley Road park outside residental homes instead of paying for parking within the hospital grounds. Adding 200 apartments in this area will grid lock an area that is already not coping with the volume of traffic. This develop will impact the safety of children within this zone.

There is also a proposal to build a 127-place child care centre at the intersection of Fox Valley Rd and The Comenarra Parkway. All this combined with the specialist medical centre that is currently under construction (by the Hospital) at the Commenara Parkway junction will place more burden on these already congested roads.

Increasing traffic along Fox Valley Road will exacerbate what is already extreme traffic congestion. The safety of school children who attend 5 schools within this area is also at risk.

Parking is already a concern on streets surrounding the area as staff and visitors to the hospital and offices located on Fox Valley Road park outside residential homes instead of paying for parking within the hospital grounds. Adding 200 apartments in this area will merely cause grid lock an area that is already not coping with the current volume of traffic.

Lastly but no less importantly, the southern part of Fox Valley Road is the only exit route for some 350 residences in that area south of The Comenarra Parkway intersection. KMC needs only to recall the congestion caused during the 2006 bushfires to appreciate the potential effects of the proposal for an additional 200 apartments in the vicinity. If the proposed parking spaces for 365 cars in the units in the concept plan and the 265 cars in the medical suites that are currently being built are included, the resultant number of vehicles trying to exit this area could be catastrophic in a bushfire.

I endorse the accuracy of the previous comments concerning congestion and parking already evident in Fox Valley Rd and streets near to the SAN (no doubt further congestion will be experienced in the cul de sacs near the SAN, which are already impossible to turn right from into Fox Valley Rd in peak periods). In addition, the wildlife left in the small and vulnerable corridor of forest surrounding Coops Creek behind the SAN will be further encroached on by the increased activity, noise and ambient light at night from the 2 five storey developments. Those residents who enjoy walking in or living adjacent to this precious remnant blue gum and turpentine corridor will know that it is home to several satin blue bower birds, whip birds, king parrots, water monitors, and, of nocturnal creatures, at least one powerful owl and other smaller owls, bandicoots, ringtail possums and brush tails. It appears that the road reserves further up the creek near Cyrus Ave are also being sold off for development of housing, further threatening this highly vulnerable and significant remnant riparian land.
