Consideration needs to be made for parking which is already past capacity on Farr Street. Parking should be made compulsory in future plan design given the existing structure currently has parking and noting that parking is an issue on the street already.
New building height and frontage should align with single storey cottages which form the majority of the western side of Farr street (not exceed ~5m). Whilst this building is indeed newer, the age of the cottages forming the majority of the street suggests that they should be classified as heritage and the character of the street should be retained when redeveloping other sites.
GNA statement that... "The site is within a residential precinct that is undergoing a
slow change where the older single storey cottages are being renovated or
demolished and replaced with larger two storey dwellings of varied styles and
architecture." ... is incorrect with regards to 'demolished'. The majority of cottages have been renovated or had rear extensions. Frontage remains unchanged and fundamentally in line with the appearance 100yrs ago.
