There are many commercial premises with residences above being built in this area. How do we know that that the shops will be sold or rented. Many stay vacant for a long time. The whole of Canterbury Road is in danger of being over developed. There is constant traffic issues as a result.

Local residents, including myself, would be very unhappy if these fine federation era homes were to be demolished. It's time for the demolition of heritage houses in Hurlstone Park to stop. These houses were marketed by the estate agent as a development site. This kind of sale of our heritage should not be allowed by the council.

We are also very unhappy about the further increase in congestion of an extremely busy intersection at the corner of Old and New Canterbury Roads that the proposed development would create.

Further, the development proposed is taller than council regulation allows. They should not be allowed to proceed with this development.

There are already many units and commercial premises that have been developed in the area and these are yet to be utilised. Rather than destroying the heritage of the area I suggest we wait until there is actual demand for this type of development and then only within the height restrictions set down.

There also needs to be a better traffic management plan in the area. There has been a lot of building development in the area in recent years but no road improvements and no change in parking regulations on the main roads, especially on weekends, resulting in greatly increased travel times.

Given much of Hurlstone Park is proposed to be protected by a Heritage Plan, once it is ratified by Canterbury Bankstown Council, it would be a great loss if more heritage homes are demolished just because they are on a main road. We've had enough destruction of Sydney's built heritage and it's time for more of a balance between the old and new. Canterbury Road is already congested so building more home units will exacerbate this problem.

I don’t understand the need for a single block of units more in Canterbury or Hurlstone Park. The general ugliness along Canterbury Rd is breathtaking, as is the traffic. Let’s say no to any further destruction of heritage items and more unnecessary unit blocks.

The problem is that Hurlstone Park is covered by two councils. The HPA needs to also look after the area that is west of Canterbury Rd, where this proposed development will occur.

1. I oppose the demolition of further Federation homes in this suburb until heritage conservation areas and amendments to the LEP and DCP have been finalised.

2. I oppose any developments that exceed height restrictions.

3.I oppose developments that do not offer affordable or social housing in the mix, as too many units locally have been marketed to foreign investors, which is not in the public interest and does nothing beneficial for social heritage.

4. 28 dwellings will add to the already congested Canterbury Rd traffic. Until the Canterbury Rd review has been finalised more density should not proceed on this road.

We are also very unhappy about the further increase in congestion of an extremely busy intersection at the corner of Old and New Canterbury Roads that the proposed development would create.

Further, the development proposed is taller than council regulation allows. They should not be allowed to proceed with this development.

This d.a. claims the additional traffic generated by residents of 28 apartments will be "statistically insignificant." This is not believable. Canterbury Road traffic is already banking back through the Crinan Street lights in morning peak. With a genuine estimate of how many extra cars will enter Canterbury Road from this development it is likely traffic stuck behind the Crinan Street lights will sit through three or four red light phases before they can inch through. This type of congestion at a heavily-used intersection will lead to traffic running red lights and blocking the intersection. There is no certainty about what public transport options will be available for these residents, given the proposed metro line construction and privatisation of buses in the inner west.

Houses need to remain and stop being redeveloped into blocks of units. The area cannot house any more cars or humans in the spaces you are aiming to squeeze them in to. Please focus on healthy and affordable communities rather than over developed money making sardine cans.

Seems extraordinarily arrogant and contemptuous to refer to someone's home as a future development site and propose building up to 13 metres high right on their boundary. The owners have been there for a number of years and have no desire to sell their federation home yet some disrespectful developer has decided that its a development site and treat the current owner's property as if it already belongs to that developer. It doesnt. This proposal is a disgrace.
Federation homes are an integral part of the heritage of the area and should not be wantonly destroyed. These ones in particular have some wonderful features that should be respected.

The attributes that have made Sydney a desirable place to live are being badly eroded by developers who have no interest in communities, nor the effects these huge blocks of units have on the quality of life of residents in these areas.

It shows a terrible lack of foresight to demolish federation homes and other lovely older houses that are still in perfectly good condition. Inner west trains and buses are already full to bursting. Traffic is almost at the point of gridlock most of the time - the infrastructure simply isn't there to cope with huge and increasing numbers of high-density housing.

Sydney is losing all its character in replacing beautiful old homes with high rise developments. I have only lived here for 5 years, but even in that short time, I've seen the rate of growth speed up to an astonishing degree. It is creating enormous challenges for local communities through pressure on infrastructure and local facilities and isn't making it particularly attractive for visitors and tourists either.

1. I oppose the demolition of further Federation homes in this Hurlstone Park until heritage conservation areas and amendments to the LEP and DCP have been finalised. This is crucial.

2. I oppose any developments that exceed height restrictions. This application is clearly in breach of these restrictions.

3. I oppose developments that do not offer affordable or social housing as part of the development, as this is not in the public interest and does nothing beneficial for social heritage or the social fabric of the area.

4. 28 dwellings will add to an congested Canterbury Rd. Until the Canterbury Rd review has been finalised more density should not proceed.

I am also very unhappy about the further increase in congestion of an extremely busy intersection at the corner of Old and New Canterbury Roads that the proposed development would create.

Furthermore, the development proposed is taller than council regulation allows. They should not be allowed to proceed with this development.

I oppose this overdevelopment of the area.
The roads are already too busy.
The apartments being built nearby are not good quality and do not offer anything to the community.
There is a lack of green space in the area.
As many other people have noted, the qualities that make Sydney attractive are being eroded by too much development too quickly.
People should not be put in a position where their homes are being overlooked or overshadowed by poorly considered development.

Objections to this development application include:
- Demolition of Federation homes in Hurlstone Park while heritage conservation areas and amendments to the LEP and DCP are under consideration.
- The proposed development exceeds height restrictions.
- Loss of amenity to neighbouring residents
- Overshadowing of neighbouring residents
- Adverse traffic impacts
- Adverse pedestrian impacts, particularly young children attending the Infants School in close proximity

As a former resident of the inner west I urge the council to consider the overall liveability of the area for existing and future residents, for all the reasons already stated. I moved out of Sydney in 2010 and find it increasingly unbearable to come to the city due to traffic, congestion, and irate people who are not meant to be living in such close proximity!

Simone Novello

Hurlstone Park has had enough medium rise blocks built in the last couple of years. There isn’t the demand for more, as there is now a glut of units on main roads which must be very noisy to live in. There is also now enough retail space along Canterbury Road. Traffic and parking in the area is getting worse and worse. I have a lot of sympathy for people living next to all these unit blocks, as their privacy and in some cases sunlight to their dwellings has been compromised. It is time for developers to move on to other parts of the city and leave Hurlstone Park and Canterbury alone. Further destruction of heritage buildings is not justified.

I strongly oppose the demolition of this house - firstly without the consent of the owner and secondly while heritage conservation areas and amendments to the LEP and DCP are under consideration.

The council needs to consult with Hurlstone Park residents whether they would be happy with more development and the same amount of investment for infrastructure. It's still not clear to anyone how the schools, hospitals and green areas will be improved. This is unacceptable!

I oppose this development for the following reasons:
- as a resident of Canterbury, the over development currently occurring and the ongoing adverse affects of traffic on Canterbury road has not been addressed sufficiently. This will be affected more by this development and to say otherwise is not acceptable. The council should also take into account the development to the trains, which will leave thousands of commuters either packed on to buses on the roads or driving - again adversely affecting this area.
- there are height restrictions, which are not being adhered to in this proposal.
- the proposal is too close to a federation house, which is not a development site and the owners have no intention of selling their home to be a development site.

I object to this application for the following reasons:
- The DA application submitted is intentionally misleading. Residents have already declined previous offers of development and have no intention of accepting future offers, therefore the reference to the adjacent and surrounding dwellings as a "future development site" is an attempt of the developer to deliberately disregard development regulations such as overshadowing specifically solar access requirements in SEPP 65 and setback
- The over-development of this site will impact the amenity of the direct and surrounding neighbours
- The access of 28 residents and retail customers to the site from Canterbury Rd will increase congestion to traffic in an already overly congested and difficult access point for local pedestrians.
