I wouild like to object as a future resident to this development going forward. I am all for low cost housing in the area, to suit tenants who work in essential services, like nurses, police, etc. I am against a short term low cost rental property that will bring in undersirebale elements into the immediate area. By all means, incoporate this as part of an overall low cost houseing development, but the majority should be for long term.
There is no identified managers apartment on the plans that I can see. This should be located on the ground floor with an office/front desk to control residents coming and going.
Minimum 3 month stays will make traffic into and out of the building be considerably greater than buildings around the site, principally 7-9 Gertrude and 15-17 Gertrude
The owners of 11 Gertrude St have made minimal effort to purchase the adjoining property as evidenced by the fact that drawing and plans for the DA were well advanced in November 2016 and offers only made in June 2017. This to me does not constitute making an effort to purchase the land on order to develop a sustainable development in keeping with surrounding properties.
In the Plan of Management, the onsite manager is responsible for the site from 9am to 6pm. It then states that visitors are only permitted between 9am and 11pm. How is this to be policed if the building is only managed 9am to 6pm Mon to Sat. This is wholly inadequate where residents will be relatively short stays of only 3 months or more. The Plan says there will be a register of complaints - how is a complaint to be made outside these hours?
The majority of residents in the area will either be rental (min 12 months) or owner occupiers and long term at that, this does not fit into the area at all.
The owners of 11 and 13 Gertrude St, should be encouraged to sell to a developer who will develope both properties in a like minded fashion, just as all the other developmeents in the area.
