As the owner of the property MOST affected by this proposed development (9 Graneel Grove Berwick), i am directly and absolutely utterly opposed to this being allowed. The proposed 2nd Dwelling will look RIGHT into our private backyard which we purchased at a high price for that very reason - privacy.

This development would totally intrude on our privacy in-particular because of the huge slope of the land which it is on elevating the position of the development, and we have a number of bedroom windows right there which will be totally intruded upon.

IF this development is allowed to proceed i demand the following restrictions as a minimum, so that my investment isn't unfairly de-valued, and most importantly that our current privacy in the back yard isn't breached. A 1.8M high fence will not do anything given the slope of the land.

- Single story only
- No windows to rear of development

We have many tree's on our property which will probably be affected by this as well.

I am deeply concerned that this would be allowed to be considered and ask that my concerns are heard sufficiently.

The repeated practice of developers out of the area buying and placing unsympathetic and out of character developments within the town of Berwick needs to be halted. The amount of landscape area for rain to saturate is being minimised. This is detrimental to absorption of rainfall and to the landscape and character of the town. Olde Berwick is a unique entity in all of Melbourne and the City of Casey should celebrate it's uniqueness and it's character. Many old trees are being impacted as are owners of single home dwellings who are continually being encroached upon and overlooked. Leave the multi unit dwellings to larger blocks and closer to amenities such as trains and medical/university areas.

It is very sad when long-time residents of beautiful olde Berwick begin leaving the area they have lived in for a long time because of the seemingly unrestricted degrading of the amenity per steady invasive overrunning by high-density multi-level dwellings.

After living in the Brisbane Street precinct for nearly 48 years I have just moved out a few km's eastward after being built-out in exactly this way.

I appeal to Council to begin to protect the remaining unique amenity and more carefully preserve the beautiful renown of olde Berwick before it disappears.

There are plenty of other areas for greedy developers to over-run where their high-density developments won't be in such jarring contrast to their surrounds, or to the wishes of long-time residents and rate-payers.

In particular the approval of such dwellings in elevated positions where they do maximum despite to the suburbia-scape and to the rights of pre-existing surrounding residents seems a significant neglect of duty.

I trust that Councillors will take note of these real concerns; such planning decisions may be made quickly, but their effects are both significant and permanent.

Reason for objection

We object to the granting of planning permit on the grounds below:

• Privacy
• Disruption to the lush green environment.
• Increased noise Level
• Increased traffic
• Parking
• Opposing double storey dwelling

How we are affected by the grant of a permit.

Like most of us, we value our privacy. It is extremely difficult to get privacy on a large sloping block. All our surrounding neighbors are on large sloping blocks with expansive open backyards. Having a two storey dwelling at the rear of a house would dominate and we would be made to feel as if we are encroaching on what would be neighbors and vice versa. Our top balcony which we spend a lot of time on would be overlooking the outdoor area of the proposed dwelling.

We purchased our home because of the lush surrounding green environment. Vegetation loss can significantly impact on neighborhood character, the landscape and environmental quality of our area. With the proposed development the green environment would be diminished and devalue the area.

My home is my work environment as such, we have had to move our office study from the front of the house to the rear of the house due to the increased noise from road traffic in the last 2 years, which I believe is a direct cause of the increased subdivision in the immediate area. Having a dwelling in the yard of the adjacent property, in close proximity would also greatly increase the noise generated and once again have a great impact on our wellbeing.

The parking for visitors is an issue as the only area is off street parking as there is no area for visitors to park elsewhere. Visitors would have to park their cars on off street parking adjacent to the property, making it extremely difficult for us to exit our home in our vehicles. Off street parking obliterates oncoming traffic making it a safety issue.

If the development is to be granted by council we at least request that a single storey dwelling be built rather than a double storey dwelling, as this would provide more privacy to all affected residents. That the boundary fence, currently a cyclone fence adjacent to our property will no longer be adequate and that it be replaced by a timber fence at 2.4m minimum height. That the fence be erected before commencement of any building work as the fence would act as a sound barrier for all concerned.
That any overlooking windows and doors be fitted with obscure glass for privacy.
