As with much of the local development I am concerned about the implications for traffic, schooling and parks for any children living in apartments. Also, how will residents get onto Victoria Rd eastbound from this site?

Gladesville is being inappropriately turned into a high density suburb despite all the above. What fire safety standards and traffic management in place for this development?

When these sites are assessed on their individual impact most seem to make it through as being possibly acceptable. When assessed as a group the impact on the surrounding residents and local community is massive. This site is just around the corner from another proposed development that is massively over-sized (2-14 Tennyson Rd), add in the other developments that back onto Farm Street and suddenly you have an extra 1500 people within a 200m radius with no additional infrastructure. Is this really what the local community needs? We will be the ones who have to deal with the additional traffic/parking/school and safety issues (from the resultant rat runs of cars) that arise from all these huge developments as a conglomerate. These issues are already well known and continually highlighted by locals but it doesn't appear that the planning authorities (that are distanced from the local community) need to worry about it, they just need to continue 'planning'.

I'd like to add my voice to the growing number of people who are unhappy with the over development along Victoria Rd, especially the concentrated high rise building at the bottom of Ryde Council's boundary, in Gladesville. Unfortunately, Gladesville is split in two across Ryde and Hunters Hill councils, and, with Hunters Hill trying to build huge high rise at the Gladesville Shopping Village, is not really looked after by either.

I agree with the other writer's on this forum. Traffic flow is already stretched, parking is a nightmare and public transport does not efficiently move enough people at peak times. Buses clog roads further. Increased population through the never ending high rise will make these issues, and others, worse.

In addition, I would like to comment on the lack of style and thought that has gone into design of these apartment blocks that council has approved. Why can't aesthetics be taken into account by council as it is in other areas? Drive through inner city suburbs and we see green buildings, contempory designs and the use of natural products such as wood. Apartments are set back and do not loom over roads and trees are planned not just put in as tokens.

Apologies this message is so long but it has been building up, as I imagine it has been in other local residents. It will be interesting to see how council elections go.

So - Do we have 6 storeys for this development as planned ? - I see the advertising plastered all over the front of that site now. ? Is the council making the developer follow the planning rules. Its been 6 months - what is happening ? I see the development at 270 Victoria Rd has stopped at 6 storeys - well done !

The developers are bringing little to no value in terms of infrastructure for our community and continue to ask for more height with a thin veil of - the community will get X if I put another storey up.

To me this proposal looks like an ambit claim, an initial proposal for 7 storeys made in expectation of an eventual compromise of 6 storeys. In reality the project is a compromise for our community. Do you think we are all foolish enough to feel that we’ve won if the final plan passes as six storeys? I will never celebrate such development knowing that the winners are the developers and the losers are the people of Gladesville. I ask about all development in our area – is public transport being upgraded to handle the influx of people? Is extra green space planned to accommodate the children living in these apartments? Does the apartment block have any architectural merit?

I am opposed to the development going ahead - let's assume they get 6 storeys and 50 apartments. There are currently 3 other apartment blocks being built between Jordan St and Dan Murphy's - I don't know how many apartments in each, but lets assume 50 apartments in each. So, 200 apartments in 200metres. Add the two apartment blocks going up opposite Monash Rd (50 apartments each for argument) and there's 300 apartments in 400m.

Add the proposed apartments for the OTHER development proposals along the stretch from Tennyson Rd to Osgathorpe - 400 apartments at 2-16 Tennyson Rd, 40 apartments cnr Westminster and Vic Rd, 200 apartments opposite Dan Murphys on the cleared site.

So, conservatively, there are 1,000 apartments proposed or being built - this excludes the existing Mercator and Aldi apartment blocks - in less than 1000m (Tennyson Rd to Hepburn St). How many apartments on Jordan St, Pittwater Rd, and the RSL site? How many apartments proposed for the Gladesville shop site? How many apartments are being built between Huntley's Point and the Bayview Hotel?

All the sites are/were light commercial which provide employment opportunities and skills development for our young people. Our general amenity, our green spaces and our sense of community is being eroded and destroyed by such ugly towers. There is no additional infrastructure being built to cope with the increase in population. There are no more seats in our schools, or our buses.

When will all this stop?

I strongly agree with Anne Wagstaff and Flether Simpkins.

What will Gladesville look like in 2,3,5 years with both Ryde and Hunters Hill councils allowing more ugly overdevelopment along Victoria Rd. I would not mind sensible development that is stepped back from the road and is architecturally well-designed. Unfortunately, what has been allowed towers over the roads, causing shade and creating wind tunnels not to mention the lack of parking spaces and added congestion on the roads.

Hi Anne & Flether,

All we can hope for at best is that Ryde Council honours the existing LEPS that have been put in place to provide some level of amenity going forward with these developments. Development is inevitable, we are going to have to live with it - BUT - the council should be held accountable for exercising the LEPs put in place to restrict developers to the standards of the LEP (Local Environment Plan) and our State Government Planning Panels should not be able to over ride local council decisions.

I know Roy Maggio is an active participant in deflecting these developments - but unfortunately the other Ryde Council members seem hell bent in letting developers do what they want. The other problem is that Ryde and Hunters Hill council do not seem to understand the impact of cumulative developments on the border of both there council areas. We can talk about this all we want - but the COUNCILS JUST DON'T SEEM TO GET IT ! THERE MUST BE SOME MORONS IN THERE WHO DON'T GIVE A S...

All commenters are being very reasonable. Development is by no means inevitable but is being forced upon the residents of Sydney by Federal (population) and state government (planning) policy. At least 7600 more "homes" (highrise apartments) are planned for Ryde by the Greater Sydney Commission. Hopefully Ryde Councillors can go back to a party room somewhere and tell their State colleagues that local residents are unhappy. Also, when did 6 to 12 stories start being medium density? Clearly this is high density transformation and developers are happy to push the envelope knowing that the LEP is just a technicality and they are contributing to the "plan".

Going back to this development, this is one of many of highrise developments along Victoria Rd in the Ryde and HH electorate but there is no overarching plan as to traffic management or amenity. Both councils must communicate about these important issues. In relation to this DA, there is virtually nothing on the council website, meaning that the only way to see what is planned is to go into council. In this era of online communication this is unreasonable. As a ratepayer in Ryde, can I ask council please put ALL the documents on the website especiall traffic management plan, parking, design and shadow plan

Dear General Manager,

I would like to bring your attention to the building height which has exceeded 19M at 312 to 326 Victoria Road Gladesville. This building height exceeds those outlined in the LEP by 3.5M or an additional storey. I have provided reference to the Councils own building height regulations that the council seems to have difficulty in enforcing. The LEP was developed to protect peoples amenity as much as possible, but it seems the developers keep creeping over these limits. The limits were put in place for a reason – to provide as much amenity as possible for existing residents. It is inevitable there will development along the Victoria Road corridor – BUT PLEASE – stick to the plan – an extra storey here – means leverage for the next developer to add another one and on and on it goes, until many people are affected by over-developed high density high rise – stop kidding yourselves this is medium density. With all the cumulative development in Ryde and Hunters Hill councils borders, its time to stick to the LEP – you theoretically developed it for amenity. Its time to show the residents of Gladesville why the council elect deserves to be there. Look after your residents – these decisions will impact the people living in these new developments as much as the existing residents. I implore council to enforce the LEP to the letter – before you create a disaster for everyone !

Therefore its time that this particular developer went back to the drawing board and made the building fit within the 19M height envelope. IT IS TIME TO MAKE A STAND BEFORE YOU DESTROY GLADESVILLE FOREVER !

I would ask the developers and councils to start more widely communicating the development requests being made. Victoria Road cannot currently sustain the level of traffic today, how could it possibly sustain the influx of population which would be generated by the overdevelopment of accommodation. Please STOP. THINK. PLAN & ENGAGE the community. Gladesville is a beautiful suburb due to the multi-cultural and diverse populuation together with its flora & fauna - which is being destroyed day by day due to the lack of coordination of councils, planners and developers. The schools surrounding the proposed developments will be more vulnerable and I fear become dangerous for our future generation of children to be educated in a safe uncrowded area. Where are they meant to play? And learn about nature? PLEASE STOP. STOP AT LEVEL 5! As a local ratepayer, I really wonder why we have councillors who should be making a educated decision on the future of our local community. This is clearly lacking as it appears the vision council has for our local community is a ghetto, with no supporting ammenities, or consideration for impact on the local community. What once was a leafy green suburb I was proud to call home is now fast becoming apartment city. Just greed!
I hope all this over development STOPS and well considered decisions become the standard.

I am totally dismayed at the way Ryde Council is approaching the redevelopment of the Victoria Road corridor. It's seems that if it doesn't have a 'cast iron' heritage order on it, any dwelling or commercial building is fair game for redevelopment/over-development. Where are the reports that justify such a huge increase in apartments on this corridor? There is no plan to upgrade local infrastructure in schools, transport, hospitals or any amenity that would support the increase in population that these apartments will bring to the area. Our schools are bursting at the seams, hospitals overloaded and buses crammed at peak times already as well as Victoria Road being a 'car park' most of the time. Not only the current residents but the proposed residents will lose out on the quality of life, if the proposed apartment increase by Council and the Greater Sydney Commission/Planning North goes ahead. Ryde Council should also adhere to it's LEP. How can developers increase the FSR or height if the LEP is specific. Once they get the initial DA approved they come back to Council to try and justify another level. Is a LEP an LEP or not? There is no justification for this! Council and IHARP need to take heed of the residents as we are the ones that have to live in this area once the developer has made their massive profit and moved onto the next project. STOP THE OVER DEVELOPMENT OF THE RYDE COUNCIL AREA!

I have already commented six months ago about Gladesville’s overdeveloped. I fail to understand how so many apartments is in the best interest of the local community. The buses and ferries are overcrowded during peak hour and the local schools are becoming overcrowded also.

How can the height restrictions be overlooked? Why have them in the first place if Ryde Council is not going to stick to them? It just seems plain crazy.
