Section 96(2) modification of Stage 2 development consent for the retention and adaptive re-use of the heritage listed Porter House building, demolition of all other existing structures, excavation of 4 basement levels and construction of a 36-storey mixed use development. Proposed changes to the new building include reconfiguration of building services and lift cores, provision of an additional hotel lift, reconfiguration of hotel and residential entrances and lobbies, changes to basement footprint and an increased excavation depth for the automated car parking system, increase number of car parking spaces from 64 to 65, changes to communal open space for combined hotel and residential use at level 11, addition of two swimming pools, increase podium height of new building by two levels (at levels 9 and 10), change levels 9 and 10 to hotel accommodation, increase in hotel accommodation overall from 102 to 122 rooms, internal reconfiguration of residential apartments, change dwelling mix to reduce 1 and 3 bedroom apartments and increase studios and 2 bedroom apartments (total to remain at 131), removal of private open space to all residential apartments between levels 11 and 30, removal of some planting at upper levels, increase in height of structures at rooftop to RL146.70 at its highest point, changes to facade articulation at all levels, and changes to external materials. Changes to Porter House include a covered walkway at ground floor over the laneway between the new building at the heritage item, a footbridge link between the two buildings at levels 1 and 2, use of level 1 as hotel accommodation, and construction of a rear extension at level 1 (to the western boundary).
