DA/1269/2017 160 Caves Beach Road, Caves Beach NSW 2281
I have viewed the development application submitted for 160 Caves Beach Road, Caves Beach and whilst I like the overall style of the home, I do have objections with regard to height, bulk of the dwelling and the carport.
1. The high point of 8.45m for this dwelling is at a position on the land parcel which is intended to be filled, thus making the completed dwelling over 9m high. In comparison, the home on the southern side of this property has a height of approx. 7.5m and 146 Caves Beach Road, a new home completed last year, has a height of 6.6m. The latter fits extremely well into the streetscape and also allows sun on the lower home to the south.
A vast majority of land parcels on this block of Caves Beach Road have been excavated to accommodate their homes. Taking this approach would lower the overall height and:
*Offer a gradual height incline from the low of 158 Caves Beach Road to the high of 162 Caves Beach Road which would be visually more appealing
*Reduce solar loss to Southern neighbours
*Allow properties to the West to retain some ocean views
*Reduce driveway gradient
*Provide more privacy to the pool area
Furthermore, as the highest part of the dwelling is clad there appears to be no solar or cooling benefits achieved by the 8.45m roof height. This makes the proposal seem unnecessary and unreasonable when considering the impact to neighbours. It could also set a precedent for future knock-down rebuild projects and be detrimental to all properties not fronting Caves Beach Road.
2. Site coverage in the Statement of Environmental Effects document (Part 3 3.5) shows the building as 30%. Based on the site details provided in the Basix Certificate a land size of 664m2 and roof area of 342m2 equates to 51.5%. Shadow Diagrams and the Site Plan do suggest the home is large for the parcel of land compared to other homes in this part of Caves Beach. This will result in the loss of the green corridor which runs along the backyards of homes fronting Caves Beach Road in this block. The proposed height and setback from the Western boundary mean the rumpus room and covered area will encroach into this leafy corridor and have a visual impact on homes to both the south and north.
3. Lastly, as the carport has structural significance to the upper level, I object to it being on the northern fence line as it contravenes boundary regulations.
I am the owner and resident of an adjoining property, have retired and spend a considerable amount of time at home. This building will have a major impact on my property. Thank you for taking the time to read my comments.
