I object to the current development plan for 43 Eastern Valley for the following reasons:
1. overcrowding of the site - with the amount of land available in this area I do not see the need to squeeze five property on such a small area. Two would be more than enough for the size of land available. The properties are so squeezed on to the site that the space between property to property (wall to wall) is only 1.8m in places. I believe the regulations state a minimum of 1 meter in from the boundary is the closes a house can be built to the boundary line. The overcrowding of the site also raises questions as to how the rear gardens will be maintained property as the access seems to be only through the house. As this houses are being built on spec and not for a specific buyer it just seem that the developer is trying to squeeze the maximum profit from the land with no consideration it its surroundings and the covenants around building in Tallwoods Village.
2. Lack of parking to properties - there is not enough off road parking allowed for in the plan for the average family which have at least two cars. This will lead to parking on the street which is a hilly poorly sighted road. This has the potential to be dangerous to other road users and pedestrians alike. It will also lead to vehicles being park on the grass verge on the other side of the road. This is already causing a problem with contractors parking on it and blocking the footpath. Which will not be fair on the owners of property across the road which are expected to maintain the grass verge. More consideration is needed around the parking of vehicles on the property.
3. Eastern Valley Road is a dead end road with no suitable turning area at the end. as it is also at the bottom of the hill and has a restricted view for road users and pedestrians alike I am concerned with the amount of vehicles have to do a three point turn in the road with other vehicles potentially not being able to see them until, if they are not paying attention, it is too late.
