I wish to comment on Granny Flat at 37 Kent St, Epping.
Firstly I would query why in a Hertiage Conservation Area, both Kent St & Wyralla Ave
you are allowing on both corners of Wyralla & Kent to put in Granny Flats.
Also a granny flat is supposed to be at the back of a residence not getting its own new driveway. The trees on the boundries of this proposed new granny flat are a good screen for neighbours, I ask that no trees will be removed around the boudries when building commences. Giving privacy to all concerned. In the past developers have gone into homes and removed every tree on a house block . Epping was once a suburb full of trees but slowly we watch the area loose so many of it's beautiful trees. I realize that some trees have to be cut down but not every tree on each block needs to go. Please stop this happening!!
We take great pride in our neighbourhood, looking after our gardens and our neighbours. I consider myself and my family very lucky to have lived in Epping for over forty years.

I object to this Development Application as the Application does not appear to have been completed accurately. To the question will trees be removed it has ticked 'no'. It has also not provided an arborist's report. However, viewing the property on google maps clearly shows that trees will have to be removed to make way for this new building (unless they have already been removed).

I do not agree that a new structure, such as this, requiring its own driveway should be allowed to be built in a Heritage Conservation Area (HCA). In the plans it looks more like an individual dwelling and therefore like a new house rather than a 'granny flat'. Again this does not seem to be an accurate description recorded in the Development Application.

This new 'house' also has very little set back from the neighbouring residence in Wyralla Street, which is also visible from the street. No trees could be planted on this boundary which again is inappropriate for this HCA and leafy part of Epping. Please preserve and keep this little part of Epping as a HCA for future generations to enjoy. Please do not consent to this new 'house' as it is inappropriate and far to intrusive for this location.

All the trees visible on google maps have been removed from this property in the location of the proposed development. While an application for tree removal was made in 2011 the permission to remove the trees does not appear evident. I would like to request that the City of Parramatta Council officers check that there is a tree permit with consent for these trees to have been removed.
