The current building (that this development would replace) is small and unobtrusive, old post office. This proposed building is a big, tall, ugly modern building that is well above the allowed height and density for the zoning and does not consider the heritage or character of Camperdown.

The building will overshadow the residents of Pidcock St, blocking their solar access particularly in the winter months when it is needed most.

The residents of the proposed building will be able to look into the houses of Pidcock St and Vice Versa. The privacy needs to be addressed.

The lane it will be built on provides access to a school and this could pose a safety concern during demolition and construction.

Victory lane is already under strain. This is building is not appropriate for the area.

While redevelopment is inevitable, this DA has not considered the character of Camperdown, nor the needs of the residents of the area. Perhaps a building that makes use of the post office and is of a much smaller, more reasonable scale should be offered instead.

This proposed development DA201700110 - 111 Parramatta Rd is the third development in this row of properties and a decision on this DA has to be made in isolation from these other DAs. This DA should not even be considered until we know the results of DA 201600538 - the neighbouring property at 113-117 Parramatta Rd.

I object to this proposed development for the following reasons:

Overshadowing:
There is currently a one-storey old post office. Building an apartment block will create overshadowing over the backgardens or our houses on Pidcock Street/Victory Lane, especially as it will be compounded by the other proposals on the nearby warehouses.

Loss of visual and acoustic privacy:
As above, the gardens on Victory Lane will no longer be private due to the proposed windows and balconies of this development proposal.

Breach of FSR and height limits:
This development exceeds the FSR and Height and, yet they argue its of no consequence as other buildings in the neighbourhood do as well. They use as examples, apartment buildings a block or further away, and don’t take into account the unique aspects of Victory Lane. This argument also does not take in to account that there is currently a 1 storey old post office on the site and this DA will drastically change the streetscape.

This DA proposes a building height of 16.4 meters. This is nearly 2 1/2 meters taller than the maximum height allowed.

This relies on a “precedent” on a nearby development that residents strenuously objected to.

Damage during demolition time:
When the neighbouring apartment block at 119-125 Parramatta Rd was built, residents successfully argued to disallow access to the site during demolition and construction from Victory Lane. The developer at the time, ignored this requirement, and damage was done to our carports, the street, and access to our properties was blocked. Eventually, they were caught in the act by a council officer who shut it down immediately. Work stopped on the site, until the builders abided by the requirement.

Once the builder stopped using Victory Lane, residents were again able to access their properties, and children could access the school.

I ask is that this be a requirement again.

Victory Lane is the only access for Bridge Rd School. There is no footpath and the street is a shared zone. Having demolition trucks lined up nose to tail, blocks residents and school kids going about their lives.

Increased traffic on Victory Lane:
As with my objections to previous DAs, Victory Lane cannot support increased traffic. This new DA will only compound the problem and make the lane unsafe for residents and kids going to the nearby Bridge Road school.

Parking
This area is now at breaking point for parking, especially since the Camperdown Commons opened. Consistent with the neighbouring development, no residential parking permits should be issued to residents in this building.
