If the tram stop is to be moved, consider moving it to the Hamilton Road corner and eliminating the Moorakyne Ave stop. There are too many stops on that section of Glenferrie Road.

I am objecting to this application due to the excessive scale of the proposed development that breaches both Stonnington and Rescode guidelines on many levels. ie permeability, setbacks, site coverage, basement coverage, drainage, parking, overshadowing, neighbourhood character. If approved, this development will act as a
worrying precedence and lead to a significant deterioration in the amenity of the area as a whole and in particular impact upon the immediate surrounding properties. It will impact upon the parking pressure already experienced in Leicester Square, located diagonally opposite the proposed development, particularly if visitor parking is waived. To
allow this development as is currently proposed and to then waive the visitor parking altogether would be an injustice to the surrounding residents in the area. At present Glenferrie Rd is not subject to clearways, but judging by the traffic
congestion at peak hour and the dominance of the tram line, it is inevitable that a clearway will be enforced in time. All surplus vehicles not accommodated in the development will undoubtedly spill over into the surrounding streets. I am concerned about the misrepresentation of the proposal which suggests 17 dwellings made up of 8 x 2 bedroom, 9 x 3 bedroom, yet this is then contradicted and in fact the proposal seems to outline 10 x 2 bedroom and 7 x 3 bedroom.
No only is this deceitful, but conveniently reduces the number of parking spaces obligated to be provided by the developer. Please explain this incongruity. I reject the attempted justification by the developer to request a waiver of the parking based on a "study" conducted by the developer comparing 384 Glenferrie Rd with the "scala" apartment
complex in South Melbourne. I argue that this area in Stonnington is entirely different sociodemographically to South Melbourne, and therefore the comparison is invalid. South Melbourne attracts a younger more transient rental community, typically working close by in the CBD, with lower owner occupation, lower socioeconomic profile, and
lower car ownership. 384 Glenferrie Rd will attract residents that are older in age, higher ratio of owner occupation, higher socioeconomic group and high car ownership. The need for visitor parking for friends and family cannot be overlooked. For these reasons, if anything, this development should offer a greater resident/ visitor parking: dwelling
ratio demanded by Rescode. I object to the relocation of the tram stop, for no other reason than to convenience the developer whilst inconveniencing a neighbour. The only way in which this development can meet Rescode standards is to scale the number of proposed apartments back, scale down the overall height / storeys of this development.
scale down the site coverage , scale down the basement site coverage. This will help to meet the minimum parking, site coverage, permeability requirements, setback requirements, and overshadowing requirements that are all currently in breach.
