Please do the right thing by your rate payers and do not approve anymore boarding houses for the area. I Own property next to a boarding house with only 8 people in it and we have nothing but problems. There are Substance abuse problems and violent and aggressive behaviour from tenants on a regular basis. The owner sees it as a cash cow and does not wish to spend any money on improving the property or fixing necessary defects. If you truly would like to elevate the neighbourhood please tell developers to consider smaller townhouses or manor houses which will encourage young families and owners/ renters who have to meet minimum lease standards at least, to the neighbourhood. We have numerous affordable housing options already in the area.

Please don't approve another's boarding house for the area you are allowing it to turn into a slum - we have enough crime in this area thanks, shooting, mugging, bashing ! There is already too many apartments close by.
We need more families in this area please.

Yes you're just making the area less liveable. There is a lot of families living in this street! Not safe .. please stop ruining the are! We purchased in this area thinking family friendly we can't afford to buy now elsewhere! STOP

Boarding houses and similar "affordable housing" used to be found on city fringes and near train stations. But since those areas have "gentrified", and property values shot through the roof, the problems simply get exported out to cheaper suburbs.

What we really need is to tackle social problems at root cause, not just pushing the problems around.

For example, the goal should be for everyone to live in a proper accommodation with own living and meals area and bathroom, and not in a room in a boarding house, which should only be temporary short term solutions.

People with mental, addiction, or violent problems should get help, or rehabilitation, or dare I say be locked up, and not let rot in a boarding house.

I had lived next door to a boarding house in the inner city for 8 years, so I know what I am talking about.

If council feels powerless to tackle the big issues, they can at least try to work with other government agencies. It comes with the responsibility of approving a boarding house, dare I suggest.

Do not approve this DA. There are already too many boarding houses in the area -they seem to be deemed 'cash cows' by unscrupulous landlords. This is already a high density area with no parking facilities. Statistics prove that boarding houses lead to increased violence and crime in and around these facilities

As an owner in this street, with my elderly father living only a few doors away from the proposed development, I am concerned that this boarding house will make the area less safe.

Gladstone Street is a community-minded quiet street with primarily a mix of families and the elderly. A boarding house with minimal parking does not fit with the character of the street and would have a genuine negative impact on residents.

Please do not approve this development. Thank you for your consideration.

The proposed development at 19 Gladstone Street, Bexley, is inappropriate for the area. The height of the building is out of keeping with the neighborhood and will also create privacy and light problems for the dwellings on both sides as well as numerous houses in Dunmore Street.

These problems are also likely to affect the values of the the houses affected.

I have also noted that there is very few parking spaces in the development which will also adversely affect the neighborhood.

The fact that this development "fits" planning rules simply shows how inappropriate the rules are - it is a nonsense for a 4 storey building be able to be developed in that street - ask anyone in Monomeeth Street (one block away) about the parking problems caused by the the numerous 3 level flats in that street. It is often the case that people don't use their garages for parking which has an obvious affect on street parking.

This development is next door to my property. Both of the semi at 21 and 23 Gladstone will be deprived of privacy. The driveway and the entrance and garage will be in line with our main Bedroon

Which will cause problems with our sleeping pattern. The size of development is far to large for size of the land. We will no sunlight on the Northern side of our building which will cause a problem with dampness.
The Height of the building as proposed is four stories which is taller than any other of the Units in the street.

The application is for about over forty boarders. Our street comprises Units,Villas and Townhouses and some single dwellings not a boarding house.The first block will finish past our back patio then a gap of six metres before the second block commences.As mentioned before we will deprived of any privacy in our backyard. I might add we have been owner/ratepayers for 39 years in this City but have never experienced this type of proposal before. We sincerely hope Bayside Council gives the upmost consideration and reject this application.
