    This property development should be not allowed to be rezoned. As a resident of this street for 25 years how is this area allowed to be built on when it is prone to high flood levels frequently. This area of the road is inadequate enough and now you want multiple extra usage with the development of plots let alone traffic trying to enter and exit the area and add to the already high volume on such poor road conditions. Most importantly the damage to the environment, lakes. Fauna and wild life needs to be strongly considered. The lake already is in a disgusting condition let alone adding more development to damage the area. I strongly oppose this development.

    As a neighbour I would like to express my concerns with this application to rezone this property R2 low density residential. The property is located in a wetland area and we need to protect our biodiversity ecosystem from developers that want to profiteer in beautiful areas like this. I do not oppose development, I oppose development in wrong areas that destroy our land from it beauty. The property is located in a flood prone area and if developed it will have an impact on all neighbouring houses. Its difficult to tolerate frequent floods, so having houses on this property will increase the danger and threaten peoples life when trying to evacuate the area. I encourage council to reject this application on the basis of, Destroying the beauty of the land, protect our wildlife, danger to local neighbours in flood and bushfire times. We have many places to develop houses and this property in not that location. Council, please Protect our environment. Say no to this development.

    As a resident of Geoffrey Road, I am opposed to this rezone application and the development of no. 275
    I am a member of a well supported local LandCare group who is nurturing this beautiful foreshore and we recognise the unique ecosystem that it is. To develop this area would put terrible strain on the local environment.
    This foreshore is not the area for a multi dwelling development or any kind of build, for that matter. There are other areas in the district that would be better suited.
    I have seen a map that no.275 Geoffrey Road has an overlap of land that is a designated wetlands area.
    Apart from the flora and fauna that grow and live here, there is the issue of flooding. To develop/build on this address would require significant fill and that would disturb the acid sulfate layer causing catastrophic damage to Tuggerah Lake. Please do not allow the rezone or development. Thank you.

    The rezone application for 275 Geoffrey Rd is a major concern for the local community. Not only does this area form a part of the Tuggerah Lake wetlands it is a wildlife corridor for the Chittaway Point area. It has many trees, saltmarshes, animals (frogs, birds and even echidnas) that inhabit the area. Putting the flora and fauna aside, the acid sulfate soils would be disturbed during excavation causing further damage to the Tuggerah Lake system. Not to mention the frequent flooding In which this property becomes completely inundated after a few days of rainfall, making evacuation harder in times of need if their are more houses in the area. I am sure there are many more development places better suited than this area. Thank you

    I strongly object to the rezoning of 275 Geoffrey Road, Chittaway Point. There is no other development on that side of the road for 500 meters and this pocket of land should remain part of the existing wildlife corridor. My family have lived close to this land for over 13 years and have seen it under water on many occasions, basically it is a wetland / swamp. We have also had bush fires not to far to the west on crown land and if there was a need to vacate this area for flooding of fires would only endanger more lives. The impact that any type of development would have to the environment is devastating. Our local Landcare group has control of the boarding land to the north and east and understand the complexities of the fauna established on this land. The owner has already chopped down trees to erect a fence and had contractors slash the property from the road through to the lake edge damaging valuable salt marsh and other wetland species with no regards to our sensitive neighbourhood environment. Geoffrey Road is substandard in construction and extra traffic due to building works would damage it further. Please consider our neighbourhood and say no to rezoning.

    This property is not suitable to development as it is frequently under water and flooded and is a natural wetland area. Geoffrey Road itself cannot support any further traffic and in flooding periods the sewer and water is already under existing pressure and failures which would only be heightened by further development.
    Development of this tuggerah lake foreshore wetland area will have a negative impact on the environment, flora and fauna and also the residents.

    I am a resident of Geoffrey Road, and I strongly oppose the rezoning of 275 Geoffrey Road to allow residential development on that piece of land. Not only is it highly flood prone (part is a natural wetland), but it acts as a wildlife corridor to the parkland at the end of Chittaway Point. There has already been unapproved works carries out on the land, damaging the existing environment including saltmarsh near to the lake edge. As this site is at one of the lowest points on Geoffrey Road (regularly flooding and restricting resident access to the eastern part of Chittaway Point) then the site would have to be extensively built up, disturbing acid sulphate soils and water flows in the process. There are many sites much more suited to residential development in the area – please don’t approve this totally inappropriate rezoning application.

    Having read a number of comments made by other concerned residents, I concur with everything they have said in relation to flooding, evacuation, bush-fires and loss of biodiversity.
    The applicant purchased this land for a very small sum knowing that it was zoned RE2 – Private Recreation. It is my understanding that he now wishes to rezone the land to accommodate 10 or more dwellings. The applicant is not a resident of the area and it would appear that this application is purely for commercial gain. If the applicant wishes to build something, I feel that he should build something that serves the community under the existing zoning.
    I am not against development; however, I believe that residential development on this unique piece of land will create social impacts for the community. Currently many people, not only the residents of Chittaway Point regularly walk their dogs, exercise, ride bicycles and jog along that stretch of the point. Aesthetically if dwellings were built on that land I believe it would have an adverse impact on everyone in the area, not to mention the increased traffic flow along the Point.
    Also, Council has little to gain from approving this development in terms of rate-able lots. I strongly oppose the rezoning of that parcel of land. Thank you.

    I have been a resident of Geoffrey Rd for the past 15yrs and implore Council not to allow the development of this property.
    There are so many reasons not to approve the development and only 1 for the approval which is financial gain for the council.

    The environmental damage of flora & fauna as this is in the middle of a natural corridor. The disturbance of acid sulphate soil, the flood issues, the impact on our already damaged goat track sorry road, danger to residents who walk ride exercise & walk their dogs, the aesthetic of the very unique community, the sewage & services problems.

    There are so many other areas which the developer could build on which would not disrupt the Chittaway Point residents.

    The owner has already shown disregard the environment by cutting down trees & mowing Salt Marsh then dumping the trees on the area where our Landcare group has worked so hard to clean up for council.

    I OPPOSE THIS DEVELOPMENT.

    dear Sir, We wish to voice our objection to the rezoning of land application RZ7/2016 submitted by GKP Property PTY LTD.
    We have lived in Geoffrey Rd Chittaway Point for over 25 years and have witnessed many changes , not all for the better,
    We have survived many damageing floods when the road has been impassable for days on end and had no electricity for a week or more . When we first came to Chittaway Point the wild life was abundant with birds, marine life,frogs ,lizards, native rodents,and bush wallaby, Sadly the numbers have diminished and some are gone.
    We fear that if rezoning is allowed it will create a precscient for more rezoning of crown land and compleatly close off the nature corridor , That many people enjoy and bird watchers have come to,To count numbers every spring.
    There is no storm water drainage ,the sewer is inadeqate and often over flows during heavy stormy weather the pumping stations 4 in number fail when electricity goes down, We have no proper footpaths ,nor kerb or guttering and in many places the roots of trees protrude through the tarmac of the road. I have been told the water main in Geoffrey Rd is asbestos .
    We hope you will consider all these circumstances when viewing this application

    Like other residence I am concerned about the application submitted for the rezoning of 275 Geoffrey Rd. Previous submissions have rightly highlighted issues of concern related to wildlife corridor, floods, fires, flora and fauna, condition of Geoffrey Rd and stresses and limits on other services and infrastructure. It is a great pity that this land was not previously purchased and included in the Publicly owned Crownland corridor which extends along the lakes edge to the point.
    Tuggerah Lake is a waterway of National significance and we all have a responsibility to ensure the health and wellbeing of this system. Multiple dwellings on this wetland would add further stresses to an already stressed system.
    I understand the importance of development and support development but we must protect beautiful and significant areas like this and encourage future generations to understand the balance - which is nature.
    We must seek solutions that promote social equity.
    I oppose this development.

    * Having been residents of Geoffrey Road Chittaway Point for the past 43 years, we would like to express our opposition to the application for rezoning of 275 Geoffrey Road from RE2 to R2, as it is definitely not suitable for property development for the following reasons:
    *
    * (1). This land is flood prone and flooding occurs on a regular basis. We have had 13 floods since 1974. Average of one every 3.3 years.
    *
    * (2). This a natural corridor for Wildlife and Fauna that move regularly from the end of Chittaway Point around to Tuggerah Bay.
    *
    * (3). The site itself is a natural wetland area and accommodates many species of birds and animals, including a very rare frog in that area, and development on this site would be detrimental to these species.
    *
    * (4). We have serious problems now during just minor flooding with the 5 sewerage pumps under Geoffrey Road, unable to cope with volume, without adding more development.
    *
    * (5). The condition of the surface of Geoffrey Road at present, leaves a lot to be desired, without adding more traffic to degrade the road further.

    (6). It would be intolerable in the summer to live this close to the lake, due to the odour of rotting weed around this site, during the the strong NE winds.


    * We are not anti development, but we think that there would be more suitable sites around the Central Coast to proceed with this development, than on this very environmentally sensitive parcel of land.

    We would like to object to the rezoning of
    275 Geoffrey Road Chittaway Point. This property is partly wetland, it is in a flood zone, it is a home for many different species of flora and fauna in the centre of Crown land which is held in trust by the Council.

    We moved here 15 years ago believing the lake and its surrounding recreational areas would always be preserved for everyone's enjoyment. The utilities in the area and the condition of Geoffrey Road are poor and not suitable for further development.

    We believe this development because of the disturbance of acid sulphate soil would be detrimental to the lake which is already in such poor condition.

    We believe that rezoning of this land could set a precident which would result in the loss of the surrounding Crown Land to developers.

    We strongly object to this development as we can see no benefits to the area only personal gain to the developer.

    As a resident of Geoffrey Road, Chittaway Point, I have to say I am opposed to the rezone application and the development of 275 Geoffrey Road. As you know it is a flood prone area, or maybe you have not seen how bad it gets. This site would have to be built up disturbing the acid sulphate soils and the water flow, as well as having a great effect on flora and fauna. There has already been damage to the Salt Marsh by the owner. The owner has no consideration for the environment and the residents. The flooding already has a massive effect on the sewerage, this approval would only add to that. Approving this rezoning only gives a green light for future developments on our foreshores.

    I have lived in the Chittaway area for 35 years and am strongly against this rezoning applicaton, this area is a unique wetland area land and is in the middle of a nature corridor. This land was zoned as private recreational when it was bought and that is what it should be. We need to look after our lakes by protecting the fore shores so the whole community now and in the future can enjoy this beautiful area. Please don't allow this development.

    My wife & I have only just purchased on Chittaway Point. It is a unique peninsula jutting into Tuggerah Lake along Ourimbah Creek which has amazing environmental diversity and natural beauty, but there are challenges. It floods, there are acid sulphate soils, bush fires etc etc. I bought with this knowlwdge and the understanding that it was being managed in a responsible way. I would not have bought had I known that there was any potential for additional or inappropriate development. Please reject this rezoning application and reject any inappropriate development on this land that blocks the environmental corridor that it is part of. There a many reasons to do this as many other residents above have already listed.

    I have visited this area many times over the last 20 years and believe it would be a very sad decision to allow this development to go ahead. The area is part of the wetlands and therefore provides essential refuge for a wide range of wildlife.
    This is a special area that deserves to be protected

    I would like to congratulate CCC for rejecting the application by GPK developments for the rezoning of 275 Geoffrey Rd Chittaway Point. According to the Council report the application had 13 State and Local Government grounds for rejection. The land has been correctly identified to be sensitive to flooding, acid sulphate soils, native vegetation degradation, destruction of marine life, destruction of public views, a risk to life and property, destruction of wetlands and a destruction of native fauna habitat. The zoning of this land now needs to be rectified. The land has been incorrectly zoned and the reasons have been lost. In 1991 it was rezoned from 5(a) marina to RE2 private recreation which has mislead the owner. CCC should now request the fence, power pole and water supply be removed and the land rezoned correctly to Environmental E3.
