    I currently own property at 4/113 the Grand Parade Brighton Le Sands.
    I object to this development just for the sheer size of it on a small block of land.
    Entering and leaving my unit in peak hour is a nightmare due to the sheer volume of traffic on the Grand Parade in morning peak hour and also on the weekends.
    To add another 15 cars leaving and entering this property on the Grand parade just complicates the traffic issue further.

    Hi I own property next door 6/112 Grand Parade, Brighton Le Sands and strongly object to the current proposal at 109 The Grand Parade. This proposal will have a direct impact to our quality of life, the environment and the well being of my family.

    * INAPPROPRIATE SCALE AND BULK
    The existing building is 9.85m yet the proposed development will jump to a towering 24.2m at its highest point. This is hugely inappropriate in scale and bulk. They state that most properties in the area are a similar scale which is not true either. Looking towards the Novotel most buildings do not exceed between 2-4 stories.

    Another concern is that there will only be 3metres between our apartments and the new building.

    * VIOLATION TO MY VISUAL PRIVACY:
    This proposal is misleading when it comes to visual privacy: It states that the rear units at 112 do not have any balconies and living spaces that will be overlooked. This is not correct. In the rear units all of our living spaces; balconies dining and lounge room are directly overlooked by the proposed units. This includes my bathroom. This is also true for the units below mine. There is also a proposed roof terrace and common area which will overlook and impede on my privacy not to mention noise concerns.

    *DISTANCE BETWEEN APARTMENTS
    The distance between us in the proposal is only 3m when it should be a min of 6.

    * BLOCKING SOLAR/SUNSHINE AND DAY LIGHT INTO MY APARTMENT
    The proposed development will significantly reduce available daylight into my apartment. It will be bad enough in summer but they clearly state that this will be worst in winter for me? This will have a huge impact on the quality of living for me and my family.

    *VIEW LOSS
    Currently we have 180% uninterrupted views of the bay and enjoy this immensely. It was a big factor on why i risked such a large mortgage. The new proposed building will leave me with less than 20% of my current view. They incorrectly state in their proposal that we will not have any loss. However all of my views are from my living areas will now be blocked. So the statement that only 30 Hercules St will be impacted is utterly incorrect.

    I am deeply concerned about the proposal and the incorrect facts that are contained in. These are misleading both the residents and the council. I hope that the council will take the above into consideration and the quality of life and well being of its current residents and ratepayers.
