    I am writing to you to voice my intense disappointment that Consideration has been filed re the development of the residential site on the corner of Epping and Blenheim road adjacent to Blenheim Park.
    As a rate-paying local resident I am totally against 16 story apartments being built on this site.
    North Ryde is bearing more than its fair share of state development and residential expansion with the many towers and units currently being built adjacent to Delhi road train station.
    At no time has a 16 story building been allowed on the southern side of Epping road and it would set a very dangerous precedent if allowed to go ahead.
    I am not anti development, and would support a reasonably sized unit development built on the site. No more than 3 stories in keeping with the low to medium density housing on this side of Epping road. The current owners are no doubt disappointed the council voted to amalgamate the land into the much need Blenheim park facility. But like all gambles there are no guarantees of a win in real estate prospecting.
    Our local north Ryde roads cannot cope with the current peak hour demands on Blenheim, Pittwater or Epping roads. How on earth would they support an additional 16 story residential development? The buses to the city and Epping are already full by the time they reach this destination also. How would public transport and infrastructure be increased to cope with the extra demand?
    You are our state representatives and I ask you to seriously consider the lack of merit in over-developing north Ryde on the quieter side of Epping road. You are responsible for enabling sufficient parkland and open space to cope for future increases in residential numbers, which will occur in the very near future with the completion of the towers at Delhi road.
    I am opposed to any residential development of this scale at Blenheim park. As my state representatives you have a duty of care to look after the majority of residents needs, not for greedy real estate prospectors who will do very well out of the sale of the 3 blocks to council to convert to green space. You can see from the dilapidated state of the 3 houses that the owners have no interest in maintaining the properties and are only after a quick and easy monetary win from the outgoing Ryde council.

    As a regular visitor of blenheim park. I am in strong opposition to this development. It is a highly utalised park by all different cross sections of the community. The impact this development will have on the gracious park can only be conceived as negative. With the intrusion of the extra traffic of tennants entering and leaving the building and parking which is at present extremely limited for those trying to utalise the current facilities. The disruption to the park its facilities and the neighbourhood during the construction of such a development would clearly pose a danger to visitors of the park namely the young children that the park is geared towards. The massive developments on the other side of epping road are surely sufficent so as not to have to sacrifice this precious parcel of green space. It only makes sense to expamd this lovely oasis of calm in the hetic city, this area is fast becoming.
    There are numerous more reasons i could furnish you with to object to this development but do we really need to have to keep stating the obvious positives to saving greenspace. Just the fact that we are still after all this time, fighting to protect this parkland invokes feelings of a money grubbing government.
    Please put more concern to protecting our greenspace /parklands while we still have them to protect.

    I am a rate paying resident of more than 20 years and a liberal voter. I will not vote liberal at the next election if you pass this monstrosity.
    The proposed development is far far too high for this side of Epping Road. It is out of character with the residential suburb of North Ryde. It will be an eyesore and totally unnecessary for our suburb given the amount of development on the Delhi & Epping Road sites.

    There's already enough apartments being built here. And green space is rapidly disappearing as a result of building so many cookie-cutter, ugly and substandard apartments. Traffic is also very congested around Pittwater Road, Julius Avenue and Epping Road and buses/trains are crowded.

    Fix the traffic problems first, improve public transport and provide more green space for the area. Consider areas where new businesses can operate. After all this is done, then you can look at building more apartments.

    This application is out of proportion in the area as more that four storeys is too dense for these suburbs. Blenheim Park is needed for the use of locals, particularly families living in apartments. More development connote work anyway without road and rail infrastructure ahead of time.

    I am writing to you to voice my strong objection to the proposal for a 16 storey apartment development in Blenheim Park which includes 86 Blenheim Road and 12-14 Epping Road North Ryde.
    I want to reminded you just how important Blenheim Park is in context to the area and want to make some points about the other green spaces in the area:

    • Magdela Park is a sports field with some amenities but it does not have any of the young family friendly amenities that are found in Blenheim Park.
    • Macquarie Park cemetary is a large green track on the map but I doubt it will serve as a recreational area for families.
    • Lane Cove National Park is just that a wonderful National Park but once again it serves an entirely unique service and it is something we all cherish in that it offers some sanctuary for the local wildlife and fauna that would otherwise be lost forever.

    There are already large apartment developments like Lachlan’s Line at the northern end of the North Ryde Station. The Centrale project is also, a 14-storey development containing 380 apartments in four buildings at 1-17 Delhi Rd near the corner of Epping Rd.
    The project is part of the North Ryde Station Priority Precinct where at least 3000 new apartments would be built by 2031. About 6000 new dwellings would be built down the road in the Herring Rd precinct.
    Blenheim Park is something that needs to see an expansion of green space it is not something that will flourish or survive from further over shadowing and disruption from additional apartment developments. The additional residence that will come into the North Ryde community and precinct will want to use the park that is often being used at capacity now. It is time to think of green space and additional amenities in the area not additional apartment developments.

    I strongly disapprove of this. Someone in your planning department putting this forward hasn't done their numbers correctly or they are living in fantasy-land. Ryde council already disapproves of this and yet you (the NSW government) are still pressing ahead.

    Firstly the huge block of apartments will just put more pressure on the buses and trains assuming that you are not planning on more improvements. They are already very overcrowded.

    Moreover do you think the companies at the business parks can employ all the residents that will live in these apartments as this is the market they are catering for? I doubt that will happen given that there are hiring freezes in the ICT sector. Even if we ignore this, the office blocks in the business parks aren't even 25% the size of one of these huge monstrosities. Each office block has on average about 6 floors versus.30 floors for the apartment and there are only about 100 odd workers in office block who already have homes to live in and wouldn't want to downsize into a smaller apartment.

    Another point is replacing recreation parkland with a block of highrises means there will be less open space, less fresh air and more pollution for the people in the area which was stated before. So if you can't find a similar sized site to replace this existing park then this block of apartments should not be built.

    Finally there is already Lachlan's line, Ryde Garden, Macquarie Park Village, Macquarie Garden and not to mention the very ugly ARISE apartments by Meriton. Why is there a need to build more when there is already so many being built or already completed.

    On this entry, Ryde Council has mentioned there is no community support for this rezoning. So it looks like community has already spoken and NSW planning (which wants the rezoning to happen) is reviewing the response and see what can be changed.

    I work in the North Ryde business park opposite and now see one vacant building (once occupied by Fujitsu) in the area. There is also one very large undeveloped block of land zoned for commercial offices which has been there for 10+ years (previously leased to Isoft that went into administration). In addition there are the cuts to CSIRO and they have a few offices that aren't being used. And I hear also the large software/tech companies have frozen their hiring. So there is definitely a downturn within this area which NSW planning has ignored.

    Finally traffic along Julius Avenue, Blenheim Road and Pittwater Road has increased exponentially with long queues now common around the peak hours. This is even more so now that cars/trucks are using Julius Avenue as a shortcut/rat run to get to Delhi road and on to Chatswood or to get to Epping road from Delhi Road. So the rezoning will make this worse and does not solve this major traffic bottleneck.

    So the question is why is NSW planning panel still pursuing this when there is almost no case for more? Furthermore, I don't think the planning panel does not have a period of consultation with the community but if I'm wrong let everyone know.

    I wish to lodge my objection to the 'unsolicited proposal' currently being considered by the JRRP to erect a completely inapproriate 16-storey residential tower on land adjacent to Blenheim Park in North Ryde.

    This process is occurring even though Ryde Council has unanimously voted to rezone the existing properties, acquire them on just terms, and incorporate them in an expanded park to cater to the huge increase in population that the North Ryde 'activation zone' will soon have.

    Ryde's late mayor Mick Lardelli would have identified this application as "opportunistic spot development". It runs counter to the outcome of the campaign run by our state and federal MPs to protect the nearby Tennis World site from a similar proposal. That proposal would certainly be back on the table if the JRPP was to allow the Blenheim Park one to go forward to exhibition, and the outcome would logically be a continuous string of similarly inappropriate tower blocks along the south side of Epping Road.

    I strongly object to the proposal being put forward to erect a 16 storey apartment block next to Blenheim Park.

    Ryde council has unanimously voted to reclaim the land and create more green space which will support the growing community. The residential development of Lachlans line across the road is a perfect example why expanding the versatile green space is the only valid option.

    Ryde has a number of beautiful green spaces but Blenheim Park is a very versatile and community driven space. The community would benefit from increasing this green space, not from further residential development.

    I too wish to voice my opposition to the proposed development.
    Given the community that uses the park and the council are in favour of rezoning it to be for recreational purposes and the proposed development is sheer greedy opportunism, also given that with the current building developments across Epping Rd will bring in another 6,000 residents who will be wanting more recreational grounds rather than less, please reject the high rise development proposal and give the residents of Sydney some badly needed extra park land.

    There are many obvious reasons why this application should not be approved. Traffic, overdevelopment, shading, lack of infrastructure, lack of green space etc etc. But something that is rarely mentioned is that North Ryde, on the south side of Epping Rd is a close knit community, and the glue that holds that community together is Blenheim Park. All the schools and clubs use it, neighbours meet there to exercise their dogs, or let their children play in the park, or simply to have a picnic and enjoy the sun. The thought of a tower with God-knows-who peering down at my grandchildren while they play, and even at me while I am exercising my dog, honestly makes my skin crawl.

    Another very important point that is overlooked, is that the land in question has never been zoned as High Rise. Ryde Council has several times knocked back this proposed rezoning to high rise and, in fact, has rezoned the land as recreational, with plans to extend the park - which is much needed, far more than extra units. What is the point of Council when their decisions are just ignored? For that matter, why bother with elected officials who are elected on the premise that they will pay attention to the needs of the community, and those needs are just ignored??

    Please, please do not approve this application. The developer took an opportunistic gamble on the back of the growth and deveopment of Lachlan's ine and Ryde Gardens without any consideration for the aesthetics, infrastructure or the community. Do not let greed destroy something that is an essential part of life in North Ryde.

    To the NSW Joint Regionnal Planning Panel, Chair John Roseth, please listen to our community and put a stop to the over development of Ryde, in particular Blenhiem Park, a 16 story apartment block is not what we want nor need.

    As a community we have and continue to carry the burden of population growth, the development proposed at Blenhiem Park, North Ryde will detract from the liveability of our suburb.

    Consider the impact of the development on amenity to the park, additional stress on to conjecsted roadways and public transport.

    Please do what is right, not what is commercially easy. Support council plans to amalgamate the proposed development site into the parkland.

    I am writing to share my disapproval of the proposed plan to build more “hIgh rise” on the Blenheim Park area. I travel this area every day from East Ryde to Dee Why, my place of work, some mornings this can take me up to three sets of traffic lights before I even cross the intersection onto Epping Road. Coming back on an evening and travelling up Delhi Road, even though it is a mere 3 km's, this can take me some evenings as long as 20 mins to summit and venture onto Epping Road intersection. I remind you this is the current situation pre finalisation of Lachlan’s and Ryde Gardens. I would hate to think what the impact will be once the other high rises are developed and what this will do to this intersection. Again reminding you this is even before we consider yet another development.
    I would really like to understand if there has been any thought or contemplation to the impact of traffic given this new proposed development?
    Finally, I seriously urge the council to consider the impact this may have on the traffic. No thought or consideration has been given to the impact this will have on the community and play area this offers to our children. In fact the impact of losing the park will mean that more children will be on the streets playing. In my opinion it’s a disaster waiting to happen.

    The idea of plonking 16 floors of units on an area the total size of about 3 other residential blocks in the area is utterly ludicrous.It would be hemmed in on 1 side by a busy park and with constant roaring traffic on the other.
    I have lived in the area for several decades and after seeing the park go through many vicissitudes it was great for Ryde Council to finally make it into the park it now, small but with something for everybody; adults, young people and area for dog owners.
    Units in that would position do no favours for park users or the eventual owners with the traffic hassles they would have.

I also think having some type of building there will increase safety and security to the park users especially during lunchtime midweek when there is only a few ladies with their children and possibly at night it will reduce anti social behaviour etc....

    I support this proposal, it is a good opportunity to get housing close to North Ryde station. I think this development will add amenity to the park. It is close to the Macquarie Park Corridor, Macquarie Shops, and University. It will have a positive impact on the park, which is very dark at night at the moment.

    My family come to this park almost every weekend and I am very happy with the proposal. To have an opportunity to live close by that park and walking distance to the station is extremely ideal. It seems council is always approving inappropriate developments all over NSW and when something finally makes sense they say no to accommodate a few residents and a councillors trying to win votes. Please approve as it would be an ideal place to live.

    Housing is a stretch already in Sydney. Now there is a opportunity to build apartments that are in a great location in Sydney that impacts no other housing, I feel this creates a chance to be located close to amenities.

    Population is increasing day by day in Sydney. We need affordable housing in the vicinity of where we work to reduce the stress from long distance travel. I see a great potential in having apartments build in this location which is close to transport, shopping and other amenities. Sure this will improve commercial growth in Epping area especially for the shops and cafes.

    I support this development as it will bring some life into the park, I take my kids there with my friend. We can use with a nice cafe and some shade on a hot day. I don't understand why some people are so against progress. If we are to listen to these negative people we wouldn't have darling harbour, opera house of the harbour bridge .

    Absolutely support progress 100% the right project will add so much value to the park and the local area, please put my name down for a 3 bedroom unit I think it will be great to be so close to the park which is currently so underused it might face closure. It cost the council so much a year but hardly anyone there most days.

    As to people complaining about traffic, well that is a state wide issue and should be addressed as such by state government. If we were to stop development because of traffic then we should stop all buildings in NSW

    I think it would be great to have a nice building with some facility to service the park users. I don't know who the council have been speaking to about no support for this building but it certainly no me or my friends.
    Where do people get off opposing progress at every turn, I think there is nothing better than living so close to a park. It is such a large park that I don't think a small building will impact on any of the small number of people that use the park currently

    We have been looking for housing in North Ryde for months. We always miss out on properties due to demand .

    I believe there is a real need for more housing/units in the area. I strongly welcome this development.

    I voted liberal believing I would have the the ability to get into the housing market in a suburb that is close to work,family and friends. North Ryde is a great area, with great people and gives people like me an opportunity to live somewhere safe and nice.

    I agree with the proposal, I agree with the departments report, this development will add much needed amenity to the park via the neighbourhood shop, and will be good surveillance for the park. The site is so well located to NEW trains, bus stops, cycleways, open space, hospitals and universities, all very easily accessible with a car, when the requirement for a car is needed, the upgraded M2 and new Lane Cove tunnel are with 2mins of the property.I do not agree with councils push for a compulsory acquisition, by way rezoning to open space, this block is sandwiched between a busy carpark and large motorway, and would be a safety hazard for any child or dog that runs onto Epping road, and without an acoustic barrier a terrible place to relax. I use this park regularly and it make sense. It certainly does not make sense to have expand a park that Ryde Council currently can't even maintain. Margaret

    To the Sydney East Joint Regional planning panel: John Roseth. I support and encourage this form of development. As I've lived in the area and commute to work using public transport near the north Ryde station on a daily basis. In the evening on my way home, I always feel unsafe as I walk through the park...which is completely dark and quite dangerous as you don't know who is parked in their cars or lurking in the park .A new development will increase security and light up the park with a constant flow of new residents in that area. Not to say that we have shortage of affordable housing with close proximity to great public transport.

    I strongly oppose this application. I think the size of the development is out of proportion for the area and can only be seen as detrimental to the area. The size of dwellings in this proposal are far from suitable for family housing. It is clearly a developers attempt to abuse the JRPP to cash in on a far fetched gamble at the expense of the local community.

    Supporting the development, however I'm hoping that it will include some sort of café which will bring vibrancy to the park, a great bonus for after school catch ups with friends and kids. So close to the buses and trains, for future first home owners or even down sizing this would be a great little pocket to live.

    I support this planning proposal because it makes sense.
    It is short walk to North Ryde station and from what I understand even closer when the works around the station are complete.
    You can trip over and be at a Bus Stops heading in any direction.
    If you have a car you can exit or enter the site in any direction and access all major roads without going round the block.
    Cycle ways and walkways at your doorstep
    No shadowing on any neighbours and not connected to any residences.
    A retail ground floor would support Cafes and restaurants alfresco style hub in summer for locals and occupants of the new building.
    It is separated from the park by a double stacked carpark.
    And so close to the CBD, Macquarie Park business area and Epping
    Keep the developments like this close to trains, buses and main roads so when the future residents use these services our government can turn a profit.

    As a daily visitor to blenheim park i strongly oppose this application. Contrary to previous comments the park is highly utalised by the local community. You our government representatives should be listening to the residents not the developers as we are the ones who have to live with the consequences of your decisions not the developers. You have a perfect opportunity here to show your credence in your original plans for the precinct, and to give people faith that you will not turn our suburb into a concrete jungle.

    To the Sydney east Joint Regional Planning Panel. I go to this park on a weekly basis, and find that it does need a shop. If my children or I get thirsty or feel like a snack, we need to leave. I think that if the development will offer a small shop or restaurant then it would Definitely improve the park. For this reason I support this development, I think it could help add a fresh dimension to the park. I and many other residents do have concerns about the existing safety and maintenance of the park.     To the above supporters of the proposed 16 story block on the edge of Blenheim Park.
    • Cafes and retail shops will detract from a park the greatest asset of which is open air, natural space and family togetherness. There are already coffee trucks and ice cream vans who service the park more than adequately. If you want to hang out in a café, go to Macquarie Centre!
    • Tiny apartments will add to any anti-social behaviour at night. In Europe these kinds of developments are known to be hotbeds of petty crime, drunken behaviour and drug use.
    • Why on earth would any law abiding citizen need security in the park at night? Anyone frequenting the park at night is usually up to something nefarious…
    • George Z has obviously only been to the park when it is pouring, blowing a gale or in the middle of the night – or maybe when the temp is over 40. Even then there are people using the park. It is filled to capacity after school on fine days and on weekends.
    • There are many many more units for sale much closer to the station than these will be. In fact all of them will be. And you’ll have a bit of space to move in those, too.
    • True there are bus stops close by, but I suggest you try and get on a bus at any of these stops during peak hour. Good luck. By the time all the units in Lachlan’s Line etc are filled, the trains will be the same. Sardine cans.
    • The only exit and entry to this tower will be into a small cul de sac already reduced to a single lane by commuter parking. There will be only one exit onto a secondary road which will be blocked by cars already queued up to get through yet another blocked intersection.
    This Tower is not progress. You can call Lachlan’s Line and Ryde Gardens necessary planned growth or progress, but this development is just plain greed.

    To the Sydney East JRPP.As a local resident I go to the park on a regular basis. I am also a keen cyclist and I use the local bike trails and bike track on epping road . I have looked and the planning proposal and I support a development of some type (may be at a reduced height) for the reasons being with the new development it would remove 2 driveways off epping road (the existing entries for the 2 homes already there) as I have nearly been hit from one of the residents pulling out of there driveway. This is very dangerous and a serious accident waiting to happen.
    I also would think that if the proposed development included a shop/café then this would become a great pit stop/meeting point for cyclist heading past the park .

    I have also read that the council are pushing for a compulsory acquisition, by way rezoning to open space, are they serious! buying peoples homes to turn into open space. I am fairly sure that the majority of north Ryde residents would be against this with the exception of a few of course. If the council and the few residents want to increase open space then they could acquire the some homes on Morshead road where these homes backyards back onto Blenheim park. So I guess there really is never a shortage of open space if council need to acquire homes to do so.

    I support the redevelopment of this site.

    I have lived in Ryde for almost 40 years, and I support this proposal and the opportunity to live so close to work, open space and great transport. I believe if we get good developments, like this, close to transport, then traffic will be reduced.

    As an almost daily visitor to this park I find it absurd that a development of that scale is being considered. Low rise fine but not 16 stories on a block of land that currently fits 3 decrepit houses.
    No one needs Cafes or shops there- and they won't be included in the plans because there will be many of them built across the road at the station. There is no need for high rise residential at this site.
    It is an extremely well frequented park with facilities for families and dog owners. Let's not destroy the familial feel of north Ryde for the sake of the greedy developer family and their friends above. I challenge whether any of the supporters above have ever been to the park or live in the area. None of my local north Ryde neighbours are in favour.

    Dear Sir/Madam,

    I am the owner of one of the properties in this planning proposal. Council have never made any attempts to negotiate with me and the other stakeholders. It has been over 4 months and I have had no formal communication or offer from them. They have shown no transparency to me and failed in their duty under the Local government Act 1993.
    The planning proposal that incorporates a retail arm on the ground floor and residential units above is the only legal proposal on the table and it has planning merit. I hope you support our updated planning proposal before you today.

    I support this proposal. Being a resident of Ryde for 50 years I would be happy for my daughter to live in a complex like this close to parks, University and Macquarie shopping centre and public transport.

    Building on this location is ideal as it has so many amenities at its doorstep. This is what urban planning is all about.

    To Michael, who obects to families being put out of their homes if council buys those derelict houses. What do you expect to happen to them when the developer pulls the houses down to build his tower?

    To Raymond Azizi, Council has put their plans forward to the JRPP and probably when they see the sense of the Council proposal as against the non-sense of the Tower proposal, I have no doubt you will be offered market price for those houses. You stand to win either way! Just a great deal more if the developer gets his way.

    I have lived in Ryde for many years and I support this development proposal.
    To the people complaining about traffic, as George mentioned above this is a State planning issue and across Sydney there are atrocious traffic jams. Developments like these being close to train stations will reduce road congestion long term and Bus/Rail providers will increase services to meet demand (They will be profiting out of this).

    16 storeys would represent bad planning guidelines for this location. The development would stick out like a sore thumb and in no way would represent what urban planning is all about. Develop the houses into a reasonable apartment building that provides amenity and does not overshadow the adjacent parklands. Just like Parramatta square, people look to the parks for sports and recreation both during the week and on weekends. It is hardly beneficial to the land when you have a high rise development blocking the sun during the colder winter months. 4-6 Storeys would be more reasonable for this location, nothing more.

    I think the whole area bounded by Epping Rd, Wicks Rd, Cox's Rd and Blenheim Rd/Pittwater Rd should be rezoned for increased density. It was an opportunity missed by both Council and State Government did not consider this when the current North Ryde Station was being proposed. i have lived in the area since 1990 and thought the area should be rezoned when I first heard of the station going in. Unfortunately, some people have decided in the past 5 years that the current housing stock in the area is not up to modern living, and due to both governments short sightedness have knocked down their predominantly Asbestos riddled homes and rebuilt. This should not be a hindrance to redeveloping the whole area to give other people the ability to live close to jobs, rather than continually pushing housing to the fringes and destroying either good productive land or pristine bush. The roads are clogged as people have to live a long way from Macquarie Park and have to use cars to get there. They should have the opportunity to live closer and catch public transport.

    I think Macquarie Hosptal should be utilised for State Primary and High School use. with some area designated for medium density to fund the Education infrastructure.

    16 storeys is probably a bit high and would recomend a maximum of 10 storey and reducing heights as move towards Cox's Rd to 3-4 storey., with additional small parks within the area designated.

    Dear Chris,

    I've noticed you are more obsessed with the owners, worried about how much monney they will make, and quoting that the council should give market value to their homes, how about council taking your your home, and only give you market value.....im sure you will protest and carry-on like you have been. I think there is a element of jealously and racism here. Don't teach your grandchildren to be worried about other people...teach them compassion, understanding and ways to grow economy....in my opinion i think your greedy and not worried for the future generations and having a housing crisis....yes i agree with you 16 storys is way over but a lovely boutique style apartments with a cafe seems like a fantastic idea rather than those high rise on the other side of Epping road.

    I do not support the 16 storey high rise in the Blenheim Park. This park has only been renovated not too long ago and since then the park has been fully utilised. Families are constantly there having barbeques, the locals take their dogs to the enclosed area and socialise, young teenagers and adults go to use the basketball courts and use the lawn area to exercise and the kids love the play equipment.
    I am a young adult who has lived in this area my entire life and have loved the family friendly culture that has been North Ryde - if you take away this park, the closest enclosed dog area is over in Lane Cove and the nearest family barbeque park would be down Pittwater road. You would take away a piece of North Ryde that makes it attractive in the first place.
    It would also place heavy stress on a already very strained intersection between Blenheim road and Pittwater rd leading to Epping road. This intersection is hideous in the morning and adding another 120 apartments does not improve anything for anyone. I have seen an increase in potholes in the roads over the last few years due to increase traffic over the roads. Do you have any plans to strengthen the infrastructure and roads around the area or do you just plan to plonk this 16 storey building down without thinking of the consequences placed on the nearby roads and traffic??!
    It would also create a hideous shadow over the nearby houses that border the park. One of the enjoyable features of North Ryde is that everyone's house is able to enjoy an ample amount of sunlight throughout the day.
    I believe you do not have the roads and infrastructure to support this building and you would also be taking away a beautiful piece of North Ryde from its residents. I am deeply saddened that this has gone forward and I hope you reconsider your position.

    We are against this development and are very disappointed that is being considered.
    This development will destroy Blenheim Park, the only recreational green space in the area. It will cause significant congestion in the area and wreck the bushland setting of our beautiful neighbourhood.

    Any potential for residential development so close to rail must be considered, open space can be provided anywhere. Good planning is residential near transport and employment hubs; which is what this development proposes. This reduces use of cars and traffic relative to population increase. If this type of development is stopped, where will the extra requirements for apartments be and what greater impact will they have. I support a development in this location, as opportunities like this are getting much rarer, but opportunities for extra open space endless.
