RE: 2C Queens Park Road - DA-256/2016

Dear Mr Reid,

We are the owners of 8 Lynch Avenue Queens Park, a Federation property in a Heritage area which we have owned 15 years. I am writing to express my objections and concerns about the proposed redevelopment of 2C Queens Park Road.

It is proposed that the current unobtrusive single storey facility be re-developed to become an overbearing, two storey home that is in no way in keeping with the Heritage Character and of the surrounding Queens Park area.
The proposed two storey plan will both overlook and destroy the seclusion and privacy that we & out tenants have enjoyed in both our home and garden. Our tenants and our neighbours shall all suffer significantly compromised and changed life-styles if this DA proceeds as proposed.
The proposed DA will see 2C Queens Park Road tower over Lynch Avenue and other surrounding properties and stand out for all the wrong reasons.

PRIVACY:
The main issue for us, are the north facing windows that look directly down into the gardens of 6 and 8 Lynch Ave. and therefore into our living room, kitchen and dining room areas, that open onto our small, currently completely private garden, which is bordered by the wall of the storage centre.

The proposed DA placement of bedroom and bathroom windows overlooking Lynch Avenue properties will severely compromise both the quality of life and the long-cherished privacy of the living areas of Lynch Avenue homes and most especially our gardens.

They have timber screens but would still able to be seen through and therefore create total lack of privacy for the residents of both 6 & 8 Lynch Ave. These windows, we would completely object to.

To help alleviate this:
The window that sits directly above 8 Lynch Ave garden could be coming out of eastern side of that room rather than northern side so that it looks down into their courtyard & not into our garden.

This would be particularly important to the residents of 2C, if we were to ever build up a level on to our carport. We have no plans to do this, but if we, or any future owners were to do this, it would completely block the northern sun & proposed view across & into our garden, of of the 2C devpt.
