I live in the adjacent street to the application and wish to object to the Development Application for 52 Hopewell street, Paddington, for the following reasons:
1. A 25 room boarding house is not in keeping with the demographic of the immediate area. The transient nature of tenants conflicts with the family nature of the surrounding streets who are either owners or long term renters.
2. 25 rooms mean that there is the potential for 50 occupants. This added to the already high density living of the area, will place a huge amount of stress on the area's limited amenity and infrastructure. The number of parking spaces provided in the proposal is not adequate to alleviate pressure on the already extremely limited parking on the surrounding streets.
3. The size of the development is too large for the site. It will be far too close to the boundaries of surrounding neighbours, with the upper storeys looming over them. This will not only affect their privacy but also significantly reduce their sunlight.
4. The height is so high that it will be seen from over the tops of the neighbouring houses even to comber street- all the way up to Oxford street.
5. The design is not in keeping with, or sympathetic to, the heritage style of the area. It is within the Heritage Conservation Area and all other local property owners have had to accept and adhere to very strict requirements which living within this area entails.
