As a local resident of Bondi and neighbour to the aforementioned Wellington st site, I would like to express my strong interest and support for this project!

Such a development would contribute immeasurably to the needs and interests of the Bondi and the surrounding areas' residents, and would assist the community in many significant ways.

Re: proposed DA of 105 Wellington st

This is an affront to sensible town planning. The area is already overdeveloped and there is insufficient parking. The buildings are too large for the site and will create many social and environmental problems. The Council should have fought the Land and Environment Court harder on the issue of this development.

  9. Umberto Mancinelli commented

    Dear sir or madam,
I would like to express my serious concern and opposition regarding the gross overdevelopment of the site and the fact that the local and council area would lose valuable and rare open space. As council already knows, parking is at a premium and most garages in the area are used for storage or rented out rather than parking. The outlook from Hall St properties bordering with the development site will lose their outlook and peaceful enjoyment of quiet. I also oppose the construction of a Synagogue because there are already many such places of worship within a very short walk of the site location. This development will bring social and environmental problems which will be deleterious to the area and it's residents.

I believe the proposal being put forward, should it be approved will benefit only a certain segment of the community and unjustifiably impact the remaining residents.
The building and their use are not going to enhance the environment rather increase pressures on congestion.
It's of importantance the community is saved from over development.

Like most other local residents, I am strongly opposed to this DA, which robs open recreational space from a locality which is already seriously deficient in such amenity.
Further, anyone who has found themselves caught in traffic blockages along Old South Head Road will be concerned about the implications for traffic movement of this proposal.
The inclusion of a synagogue on this site also raises serious issues of security and safety for the local residential community: already many sites associated with the Jewish community have installed massive physical barriers (often on public land) in order to protect the facilities against notional attacks. In each instance, the right to freedom of religion thus comes at an obvious cost to the well-being of established communities.
Additionally, Council should be aware of the possibility of future sale of such facilities and of the modification of the approved use. For example, Waverley Council granted the Hakoah Club in nearby Hall Street significant planning exemptions (height, FSR etc) because the club promised long-term community benefit, only for the club to take the money and run when those exemptions were shortly afterwards sold on to property developers who then maximised these benefits for their own commercial gain - all this at the expense of the local residential community.

  13. Luke S commented

As a local resident overlooking this site - I loved nothing more than using the tennis courts, seeing the local community both adults and children playing tennis and seeing the sense of community . I am strongly opposed to this development as it only benefits the Jewish community of Bondi, not the broader community. No one should force their religion into an area especially as densely populated as Bondi. There are already many surrounding places of worship available to the Jewish community, all within walking distance - why allow another one on one of the busiest streets in the area. If the land is now zoned for residential via the gateway decision, then please develop a smaller number of apartments that fit to space without a place of worship as the visitors to the beach and restaurants already take the limited amount of car spaces especially on a Saturday adding a Synagogue will only add to the existing problem. I am strongly against this,

  14. Carla Slater commented

It really saddens me that one of the remaining open spaces in Bondi is at jeopardy of being developed with a synagogue. This does not benefit the greater community of bondi in anyway. When you look at a map of bondi you can see that the Jewish community are very well taken care of with many synagogues and meeting places all within a very close proximity. This very precious space needs to be preserved for something that is of value to the greater and local community of Bondi, which is quickly losing it's identity. Although it now seems inevitable that the lovely relaxing tennis courts of wellington street will no longer remain, please reconsider what takes it's place.I am strongly against this proposal.

  15. Indhra Gare commented

We have been a residents of Wellington street now for nearly 8 years. During this time we have loved having the tennis courts, providing outdoor opportunities for children and adults alike.
We know this is not the first time a development application has been submitted for the property and understand it need to be rezoned first and that this has been approved.
This is disappointing to hear as this area lacks outdoor community areas, considering the amount of families that live close by. We have seen some of our neighbours recently sell their properties and move out of the street and part of their decision to do this was the looming destruction of #105.
As a young family ourselves, we are concerned at the potential invasion of privacy that a synagogue will bring with it's constant supervision and cctv along with a high level of increased foot traffic outside our bedroom windows. There are plenty of other places of worship in the area and we don't feel another on is justified. We certainly don't see that many churches in Bondi.
Another disappointment was that the property owners have placed the Development Proposal signage up out of view from the footpath which means I am sure that most of the nearby residents know nothing of it.
We hope you will keep in mind the tranquility of our area along with the natural fauna and flora which will disappear once construction starts. Isn't the idea to conserve what we have rather than remove it?

    Dear Sir/Madam,

I'm writing to voice my strong objection to the development proposed at Maccabi Tennis Club, 105 Wellington St, Bondi: DA-134/2016

My concerns regarding the proposal are:
    • Waverley’s lack of open space (especially green space) and recreational facilities. If plans for a synagogue were replaced with a nature reserve, or some kind of green space that residents of all faiths could enjoy, I think this would help improve relations between the development and the local community.
    • Waverley is the most densely populated municipality in Australia. We don’t need more high-density housing and we are very disappointed the rezoning has been approved, particularly after so many years of fighting it.

    • Only recently, the Bronte RSL DA was rejected by the State Government because Waverley had met its housing targets, so therefore, it stands to reason 105 Wellington Street is not required to contribute additional housing stock.

    Regards,

    Bec

I'm a resident and property owner in the area and am writing to voice my strong objection to the development proposed at Maccabi Tennis Club, 105 Wellington St, Bondi: DA-134/2016.

My concerns regarding the proposal are:
    - Waverley’s lack of open space (especially green space) and recreational facilities. If plans for a synagogue were replaced with a nature reserve, or some kind of green space that residents of all faiths could enjoy, I think this would help improve relations between the development and the local community. Let's compromise - build the apartments, but replace the space allocated for the synagogue with a park.
    - Waverley is the most densely populated municipality in Australia. We must be vigilant in striving to retain green and recreational space to preserve quality of life and prevent the degradation of neighbourhoods into a concrete jungle. Space already allocated for housing should be re-developed (i.e. knock down an old house and build apartments), definitely NOT green & recreational space.
    - Local residents (literally bordering the site or very nearby) are all very disappointed the rezoning has been approved. However, just because the space has been re-zoned doesn't mean that any possible design should be approved with out considering the needs of the local residents as well as the wider community. Responsible, appropriate and thoughtful developments (in general) can be great for a community.

  18. Tony Dolan commented

As a local resident for over 16 years I strongly disagree with the plan to build yet another synagogue in the area. I do not want to see more heavily fortified premises looking like a prison, with rude security guards shepherding me away from the footpath.

Please let's make a space that everyone can benefit from, and not just the Jewish community. Maybe then all faiths and non faiths mingle together rather then building walls and cctv cameras.

    To Whom It May Concern,

I am submitting and objecting to the above DA submission for the following reasons.

I live in the unit block two doors down from the tennis courts. When they were open for business this was a fantastic addition to our community. It provided extra curricular activities for children, adults and promoted health and fitness to the whole community.

I believe the proposed development will impact our community greatly in regards to increased noise, gross overdevelopment of the land, heightened traffic, loss of open space and trees. I am also concerned with the proposal of a Synagogue as temples attract heightened physical and digital security, which i believe will impact our right to privacy.

According to Google Maps, there are 7 Synagogues already in Bondi and i'm very unsure of why there is a need for another one?

The sign which has been erected to allow people to know about this has been put almost completely out of view for passers by. It also says in the Development Proposal that our address (5/99 Wellington Street, Bondi Beach had been sent some kind of notification on this, however we are yet to receive anything at all, which makes me wonder how many of the 446 supposedly notified properties actually have been notified at all. I know my neighbour has not received anything either.

I strongly object to the proposed Synagogue on this site. The security threat as well as the added foot traffic in the area 7 days a week is too much for the area that is already struggling with parking. The fortress style proposal and security outlined surely highlights the Likely risk of having a synagogue target in our local community. Please do not let this go through

The building and their use are not going to enhance the environment rather increase pressures on congestion.

My objection primarily is because removing one of the local community's few remaining open-space, public-use sports facilities (ie, the tennis courts) will permanently be deleterious to the area. This is where many people gather and what a "community" is made of. It's of importance the community is saved from over development.
    Common sense, please

  23. Csilla Irwin commented

I am concerned the compulsory notice which should be placed in public view appears to have been placed in a concealed or less obvious place. Therefore residents in the immediate vicinity of the area under review, may not have been properly notified. Also it appears the compulsory "mailed" notifications to all households in the area might not have been properly delivered; is the law being obstructed in some way if this has not been done?

One resident already notes: The sign which has been erected to allow people to know about this has been put almost completely out of view for passers by. To whom it may concern,

As A citizen and local resident, I must express my objection against this development.
Once again a hot market for restrictively residential buildings comes to a specific area that have been developed for years, and attracting people for the very strong reason: Bondi is a great community with a abundance of beauty, open space for out door activity and cultural mix, which makes a life here a rare and singular life style. hard to find anywhere else.
This development is a pure example of a blind market destroying one of the key elements that actually brought the hot market to this area. Turning everything in to apartments will change so much the character of Bondi and the sense of community and changing in this way the initial value of the area. A great and value community is not made by only residential buildings. Open spaces are essential for that.

The other part of the development that is actually not residential, is very restrictive for the whole community. It makes the units behind the 'temple' 'almost' restrictive to whom are from the same religion once the 'community building' and apartments are located in the same complex. It is more like a segregation of a part of this cosmopolitan area to supply a fraction of the community.
I do not believe that this development, as much as the drawings and reports could possibly comply to the local regulations, is actually in public interest.

  26. Nicolas Piellard commented

    Hi,

I am a local resident on Wellington street and I would like to express my concern about this development whioch will disrupt the local life for quite some time and when the project is complete will have removed some open space in this very dense area.

When I moved here I was excited about living close to a tennis facility. It was already a disappointment to see it closing but learning that it will be replaced by more residential building and a worship place is heart breaking.

I followed the story of this adress for some quite time now and I am already dissapointed that it became a residential area but putting car space, worhsip place will just increase the flow of pedestrian and car

I will likely be moving just to avoid at least the disruption of the construction ...

  27. David Katz commented

I do not support this development. Apart from taking away rare green space it will cause a huge amount of traffic on a minor road, which will be particularly concentrated at the regular religious events.

The street traffic will already be increasing due to the new flats opposite Bondi public school. And this development will add more flats to the area.

I believe the main support for this development is because of a desire to have a new synagogue. But this is not the right street for it. There is already too much traffic and congestion and very little parking on Wellington street, which is currently solely residential. This development will increase traffic all the time and the synagogue will increase traffic dramatically on the quieter days.

All of this will severely impact the quality of life in the area.

  28. D. R. Farr commented

There is already total over development of the area in question. To loose what little green space that is left would be a travesty against good urban planning. Parking in Wellington and surrounding streets is already a nightmare. Further development would unfavorably impact on traffic congestion and air pollution the surrounding streets as well.

  29. Claire Chesterton commented

I am astonished to see how many fake 'community member' comments there are in response to the proposal. They are so clearly not an actual member of the community and it would be a real shame if the planning authority or the local councillors are not able to recognise that.

In an age of fake media and false online profiles, I feel that forums such as this should not be used to indicate the views of the actual community.

  30. Bondi Resident commented

I live next door to a synagogue, and while I don't discriminate against one religion over the other (IMO, they're all an unnecessary evil, and are at the basis of too many wars), it mostly feels like I'm living next door to an unregulated pub and a primary school. Boozy, loud men till late, then shouting as they leave after celebrations, also on Saturdays in summer; plastic plates and cups usually discarded on the ground after use (cleaners come the following day to clean up the synagogue user's mess) drifting on the streets and neighbouring properties ( they don't get cleaned up); cars parked in nearby streets on Fridays left in their spots until Sundays - limiting already sparse parking for locals. Our strata committee has been given a number to call if it gets too rowdy (but unanswered on the Sabbath), and police are aware of the issues but are sometimes reluctant to attend.
Then there's the security coming onto our property to inspect our rubbish bins, coming up to inspect who's in our vehicles as we park. The synagogue even applied for a massive steel fence to be installed on OUR side of the property, and we had to fight it.
If one goes by the level of security around synagogues, they are incredibly dangerous and targeted locations.
The synagogue also has flats above that are short term rentals (care factor for locals = 0), so more boozy parties from travelling Israeli young people.
This proposal is such a waste of land and an imposition on the whole area, it is a place of overt discrimination. If the council approves this, it would be a display of money applying pressure, a disregard for the views of the local constituents and a lack of foresight for Bondi.
