Our concerns/ comments for the development at 20-22 Mahony Road Constitution Hill.
1) On site visitor parking for this development should included (as well as double garage parking for the 4 lots).
This is important as Mahony Rd is already overcrowded with cars from the 8+ multiple residence properties on this road and also because of the width (maybe 8m wide) of Mahony Road making going up or down Mahony Road a shuffling game, because once cars park on both sides of Mahony Rd the width only allows oneway/ or a single car to go up or down Mahony Rd.
This is due to insufficient on site parking at the already 8+ multi dwellings approved and built in Mahony Rd. Even the turning bay at the end of Mahony Rd, is constantly used as a parking bay making life in Mahony Rd very frustrating.

2) We have no problem with the tree report or removal of the noted trees, providing:
- the ground is not left to be eroded, as the bush now would stabilize the land at the rear of No 22 and removing the trees will expose the ground and allow for potential erosion and land movement.
- The 2 large gum trees along the eastern boundary of No22 should be pruned to remove the dead wood or potentially dead wood at the same time the trees/ scrub. bushes are removed.
- Any removal or trees/ shrubs does not expose the eastern boundary of No 22 with No 24A. A retaining wall will need to be erected along this boundary at the expense of the developer.
- Any changes or damage to the fence, or work that makes the fence unstable along the eastern boundary of No 22 with No 24A will need to be replaced at the expense of the developer.

3) The Retaining wall outside No. 22, is in need of repair. Someone is taking out the concrete blocks(?) which will undermine it's strength. Although this may not affect this DA directly, it will if there is large vehicles going on and off the site. Please repair this retaining wall.
