Demolition of the existing structures except for the heritage façade to Ryedale Road. The development proposes the construction of a part 6 and part 7 storey mixed use building containing 2 commercial tenancies and a 50 room boarding house. Parking will be provided for 13 cars and 10 motorcycles.

    I am one of the residents of 947-949 Victoria Road building. I received the Council letter regarding this proposed application and detailed read the plan. I strongly against the application as the new building size and height will completely block the sunlight to my apartment from morning to the night. I can not imagine in the future I will live in a place without any sun light, just like living in a cave. My mum has Rheumatoid arthritis. Place without sunlight will make her situation getting worse. The 947-949 Victoria Building was a government retirement building before. Many aged people live in this building. I believe they also don't want to see their sunlight gone. I wish our council could think about our consideration and don't let the projection steal our sunlights.

    I am a resident of 947-949 Victoria Rd, West Ryde. I have significant concerns regarding the proposed new building.
    I am concerned about the level of noise the building works will produce. I work shift-work, and the level of noise produced will be severely disrupting. Construction works have recently been occurring at the West Ryde train station, which have been quite noisy. I can only imagine construction of an adjacent building will be much worse.
    Along with many others, I am also concerned about the proposed new building blocking sunlight to my apartment. My apartment (and those of my neighbours) will become dark, cold and a generally unpleasant place to live.
    I am lucky enough to be renting and should the proposed new building go ahead, I will be moving to a more pleasant environment at the first available opportunity. While I sympathise with the owner/occupiers and landlords of my apartment building who will be significantly more disadvantaged that me, I will not pay this amount of rent to live in a dark, cold and miserable apartment when I can pay the same amount for an apartment with sunlight.
    I strongly urge the City of Ryde to reconsider the proposed new building, or risk losing a number of residents.

    I am also a resident at 947-949 Victoria Rd. Apart from the concerns raised above, I am also concerned about the type of residents this 'boarding house' might have, and the fact that anyone staying in the back half of the new building would have a direct view of the walkway from our unit to the lift and from the lift to the building exit. As one of several new parents in the building, my concern is that a number of random 'transient' strangers staying in a boarding house could have a clear view of the day-to-day comings-and-goings of vulnerable young mothers with their babies.

    So I am against this development proposal, not just because of the loss of sunlight to the building during the day, but also from a safety/privacy/security standpoint.

    I am also a resident at 947-949 Victoria Rd. Sunlight is very important to my family's health, mentally and physically. However my unit is at low level thus cannot get enough hours of sunlight during the day. Losing even more sunlight, especially in the winter is absolutely not acceptable. I will object this plan anyway.

    The proposal and submission given to City of Ryde does not contain adequate details of the exact nature of the Boarding House. This is of concern to me as the nature of the Boarding House is a critical piece of information required in order to assess whether this development would adversely affect the surrrounding premise.

    In an area where there are many young families (including 2 daycare centres) it would not be prudent of the council to accept this proposal without this information.

    Hence, I urge the council to at least request further information and, should the nature of this Boarding house not be available or acceptable to the community, reject the Proposal accordingly.

    We would also like to go against the application for security, privacy and health reasons.

    We do not wish to:
    - loose sunlight in any season. The new building will block our sky view, thus everyday sunlight too.
    - random people overlooking us from higher balcony from short distance is not comfortable at all. We will have concern about security and safety issue. If this happens, we might need to re-think living in this apartment as we do not wish any thieves or break ins to be part of our lives.
    - have noise pollution from construction. We had enough from the near-by apartment for long period of time when they were constructed, we do not wish this to be happen again.
    - have noise pollution from bike riders who park at 10 bike spaces on the plan.
    - have noise pollution from additional 77 lodgers.
    - have more parking problems. We currently have enough already caused by a surrounded business commuters, residents and random station users. Parking for 13 cars for 43 room boarding house is not sufficient.

    We are against this development proposal for above reasons, and would like to request Ryde council to reject this plan.
