I am a long-term resident of Greenvale and wish to formally object to the proposed development of ten dwellings at the above address.
My objection is based on the significant impact this development would have on the established character, amenity, and liveability of the surrounding neighbourhood.
Greenvale has historically been characterised by larger residential allotments, spacious homes, generous setbacks, and a semi-rural atmosphere that distinguishes it from higher-density urban areas. This established character is one of the key reasons many residents, including myself, chose to live in Greenvale. The proposed development represents a substantial departure from this character by introducing an intensity of development that is inconsistent with the prevailing built form of the area.
The proposal appears to prioritise maximising dwelling yield at the expense of neighbourhood character. The construction of ten dwellings on a single parcel of land would result in a level of density that is out of keeping with the surrounding streetscape and would contribute to the gradual erosion of Greenvale's unique suburban and semi-rural identity.
In addition, I have concerns regarding the cumulative impacts of the development, including:
• Increased traffic volumes on local roads that are already experiencing growing congestion.
• Additional pressure on on-street parking, particularly where visitor parking is limited.
• Increased demand on local infrastructure, public services, and community facilities.
• Greater waste collection and rubbish storage requirements, creating visual and practical impacts on neighbouring properties and streets.
• Increased noise, activity, and loss of residential amenity for surrounding residents.
• Potential overlooking, reduced privacy, and diminished enjoyment of adjoining properties.
• The precedent this development may establish for further overdevelopment within Greenvale, leading to the progressive loss of the area's established character.
While I recognise the need for housing growth, it is important that development occurs in a manner that respects the existing character and amenity of established neighbourhoods. In my view, this proposal constitutes an overdevelopment of the site and fails to appropriately respond to the character, scale, and expectations of the Greenvale community.
I respectfully request that Council carefully consider the adverse impacts outlined above and refuse the application in its current form.
