2025/484.1 subdivision Lot 1 DP 1077982. I wish to make the following comments regarding Ballina Heights north west residential (NWR) proposal.-
Why is a separate T junction off Ballina Heights Drive proposed only 120m north of an existing much safer roundabout which could be utilised via the western leg. Banning the right turn into Aquinas Crescent is a negative interim road safety planning strategy.
Cyclists are squeezed into narrow lanes on Ballina Heights Drive especially northward slow uphill users.
The proposal does not provide for pedestrian access on pathways on all internal roads or to the roundabout to cross BHDr for connectivity to existing playgrounds and playing fields within Cumbalum.
Are street lights being installed to highlight the junction and does the junction require a Stop sign ?
Are the streets wide enough to allow on street parking and turning of service and construction trucks.
Has consideration been given by Council to an emergency flood free access to Mitchell Close.
