PLANNING ACT 2023 - PROPOSAL FOR 14 STOREY MIXED-USE COMMERCIAL AND RESIDENTIAL DEVELOPMENT AND LEASE VARIATION - Demolition of existing surfaces and construction of a fourteen (14) storey mixed-use development comprising of ground and first floor commercial and retail, residential above for 129 units, service areas and infrastructure, indoor and outdoor communal spaces, three levels of basement parking, landscaping, off-site works including removal of existing verge crossing, on-street parking and street trees, new verge crossing and off-site landscaping and associated works. Variation to the Crown lease to remove the clause limiting residential to the first floor 3(a)(x), remove restrictions on hardstand car parking (i), shop (iv), gross floor area for financial, personal services or shop limitation requirements (v). Remove the GFA clause at 3(b). Add multi-unit housing and car park as permissible uses.
