Please do not approve this poor development application due to the following:

- Boundary adjustment concerns: The proposal includes a change to existing property boundaries which may not comply with local planning, subdivision, or land title regulations. This requires careful review by Council to ensure it meets all statutory requirements before any development can proceed.

- Potential misuse of studios: Internal studios could be used as separate dwellings or short-term rentals, increasing density beyond what is suitable for the site. This is not housing for people just profit.

- Excessive height and bulk: The proposed three-storey dwellings are out of character with the surrounding neighbourhood and may create visual dominance.

- Privacy impacts: Upper-level windows and internal studios are likely to overlook neighbouring backyards and living spaces, reducing residents’ privacy.

- Overshadowing: The increased height may significantly reduce sunlight access to adjacent properties.

- Overdevelopment: Two large three-storey dwellings with internal studios represent an intensity of use that is inconsistent with the area’s existing residential character.
