- This application proposes small, safety-motivated changes at the front entry of an existing single-family brick veneer dwelling. The works permanently remove the first-floor balcony and therefore reduce overlooking into neighbouring properties. The replacement is a modest, ground-level entry deck (slightly deeper than the existing) that is not an elevated, trafficable viewing platform. Scope (minor works only): -Demolish the rotting front timber deck, its enclosed fibre-cement apron, supporting columns, and the first-floor balcony attached to the façade. - Construct a new ground-level entry deck to the front door that is slightly deeper than the existing deck. - Make good adjacent roofing where the balcony is removed. - Replace the existing upper-level door (which formerly opened onto the balcony) with a window. Key points - Overlooking is reduced by permanently removing the first-floor balcony. - The works are small in scale and limited to the front entry; the main brick dwelling remains unchanged. - The new deck replaces the rotting, unsafe structure currently in place and improves usability with a slightly deeper footprint. - The new deck will be constructed of timber and in a way that doesn’t obstruct water flows and it fits in with the surrounding bushland environment
