Objection to Planning Application WYP15393/25

280 Cunninghams Road, Werribee South – Proposed Place of Worship

To the Responsible Planner,
Wyndham City Council
I wish to lodge a formal objection to Planning Application WYP15393/25, which seeks approval to use the land at 280 Cunninghams Road, Werribee South for a place of worship and restricted place of assembly.
1. The land is within the Green Wedge Zone (GWZ)
This area is specifically protected to preserve:
• agricultural production
• open rural landscape
• non-urban land uses that support farming
A place of worship is not a permitted or appropriate use in the Green Wedge Zone, and introducing such a use undermines the purpose and intent of the GWZ.
2. Incompatible with surrounding agricultural use
Werribee South is an intensive farming precinct. The proposed use would:
• introduce high levels of non-agricultural traffic
• risk land-use conflicts with existing farm operations
• impact the productivity, amenity, and viability of nearby farms
3. Traffic, parking, and safety concerns
A place of worship typically generates large volumes of traffic at peak times. Cunninghams Road and the surrounding local road network are not designed for this type of high-intensity use. This poses safety risks for farm machinery, produce transport, and local residents.
4. Precedent risk
Approving this application would set a significant and irreversible precedent, encouraging further non-agricultural development in the Green Wedge, ultimately eroding the integrity and purpose of the zone.

5. Better suited to urban or appropriately zoned areas

Wyndham has many zones designed for community facilities and assembly uses. The Green Wedge is not intended for these developments.

For the reasons above, I strongly object to this proposal and request that Council refuse the application in full.
