As a member of the Avoca Beach Community Association, I was somewhat disappointed by the response to this development.
I personally think that this is long overdue and can only be an improvement on the delapidated structures and shops currently in existence.
I would also like to make the point that the average age of people in Avoca Beach is 43 years old, (census 2021), where the average age of attendees at the last Avoca Beach community association meeting, would be circa 65 plus.
I heard arguments that the shops employ up to 50 full time and casual staff and these jobs would become redundant during development, however the new construction would employ up to 100 local construction based jobs, during the construction phase. More employment would be created in the fitout of the tenancies and possibly more full time and part time jobs, post construction.
The current structures appear to have concrete cancer, are severely delapidated, do not meet current National Construction Code requirements and Fire Safety regulations.
It does not appear, that the height of the structure, will impact any existing views or cast shadows over Avoca Drive.
I am 100% in favour of this development, as long as it is accordance with National Construction Code (NCC) requirements, has off street parking for residents, visitors and guests per the NCC.
All Fire Safety measures are implemented and restoration of pavements, street scapes and mature trees are retained.
Additionally, it would be a good gesture, for the developer to fund a local infrastructure improvement, such as a kayaking wharf at the Avoca Kayak club, proposed fishing wharves east and west of the Avoca Lake Bridge, “Welcome to Avoca Beach” sign or outdoor gym equipment in Heazlett park.
Again, I believe the positive aspects, significantly Outway, any negative aspects.

Further to my previous comments, there was much less objection to some of the large residential developments on the beachfront, of which now block any view of the beach on Avoca Drive.
The scale and suitability of some of these residential sites have far more impact on the Avoca Beach landscape than that proposed development per DA1493/2025.
Additionally, I am of the understanding that this particular development was first raised in 1989.
Therefore, it is no surprise to the tenants and I presume is noted in any lease agreement.
The new development needs to be tasteful with elements of vegetation on each level to soften the structure facade.
Again, I am 100% for the development, if the footpaths, off street parking, street scape and cost of all infrastructure upgrades are incorporated in the development costs.
