Existing permit allows: Construction of a single storey extension to the rear of existing dwelling on a lot less than 300 square metres in the General Residential Zone, subject to the following permissions: • Clause 32.08-5 - Construct or extend one dwelling on a lot less than 300 square metres in a General Residential Zone Proposed amendments to plans: • The finished floor level of the addition has been lowered to align with the existing dwelling’s floor level. • The overall building height has been revised, now sitting lower at AHD 10.43m. • The hipped roof form has been replaced with a simplified single-slope roof. • The existing wall between the extension and living area will remain; however, the brick chimney, mantel, and fireplace are to be removed. • The addition has been reduced in footprint compared with the previously endorsed drawings. • Revised fenestration and skylight layouts have been incorporated to suit the simplified form. • demolish and replace front fence with a new 1.8 metre high front fence subject to the following permissions: • Clause 32.08-5 - Construct or extend one dwelling on a lot less than 300 square metres in a General Residential Zone • Clause 32.08-5 - Construct or extend a front fence within 3 metres of a street if the fence is associated with one dwelling on a lot less than 300 square metres and the fence exceeds the maximum height specified in clause 54.02-7. • Clause 44.05-2 - Construct a building or to construct or carry out works in a Special Building Overlay.
