We propose to use and develop the subject land for the purpose of operating a mechanical workshop. The primary function of the workshop will be to provide automotive repair and maintenance services to the local community, including but not limited to engine diagnostics, brake and suspension repairs, logbook servicing, and general mechanical work on passenger and light commercial vehicles. The development will include the construction (or fit-out) of a purpose-built workshop facility, incorporating: A fully enclosed workshop area with vehicle hoists A reception and customer waiting area Staff amenities and office space On-site parking for customers and staff Appropriate waste management and storage areas for oils, parts, and recyclable materials The land will be developed in accordance with all relevant building codes and environmental standards, including noise control, stormwater management, and safe handling of automotive fluids and waste. This proposal supports local economic development by providing essential automotive services, creating employment opportunities, and enhancing the utility of underused land in a manner consistent with council planning objectives.
