My first objection to turning a zoned R2 into a Commercial child care centre is TRAFFIC in that location at 100 Twin Road. Its ALREADY on a very busy thoroughfare where vehicle car entering property from NW Twin Road needs to cross unbroken line and will block single lane of traffic going ahead along Twin Road. Other (curb) lane is HEAVILY used by Goulding traffic, especially in peak hours to turn left into Wicks, then ultimately join Epping Road as a shortcut to using Lane Cove Road. Also, there is no street parking but that may not stop parents who cant enter the site as the turning circle and spots provided is insufficient if many turn up at same time and with that many staff. Nearest metro is over 1km from site. nearby bus services do not go to metro, apart from Chatswood so staff will drive.

Emergency evacuation point in plan requires crossing this busy 4 lane road with infants and onto FOOTPATH width area in front of meshed fence of North Ryde golf grounds ?? Even if If they mean the North Ryde Common its still crossing traffic of Twin Road further down and on a narrow footpath.

Arborist report is a joke when it suggests for 2 mature trees 11-12m tall that "The tree is within the proposed footprint of the Driveway. The tree exhibits ‘Medium’ reten on values that warrants reten on and minor design considera on however, there are no prac cal op ons that exist to retain the tree should the proposed development be approved in its current format.".

Several typos and a rough cut and paste job indicate they are as careless about the trees future as well as the report they wrote. Also "The trees are located within 8A Fisher Ave and are not expected to have their TPZ encroached upon. No tree protec on is required as the boundary fence will act as tree protec on fencing for these trees"

No diagram of likely tree root spread in this report, which I have seen in other development submissions, especially where large trees are actually being retained by responsible owner.

Lastly the ratio of hard to soft surfaces and lack of large trees after removal to the north will produce excessive heat to the building.

Council, please do not permit this development. Where is the research that we need more childcare centres in the area?. If we do, there must be better locations. This site is suitable as a duplex only.

Dear City of Ryde, I am a long time citizen of Ryde and know the area well. I wish to object to the proposal of a child care centre at 100 Twin Rd. North Ryde based on the following:
1. The location is inappropriate on a busy road used all day and night.
2. This location is the convergence of several busy roads making vehicle movements complex for the driver.
3. It is unsafe for vehicles to slow to enter or leave this child care centre due to a high risk of a collision.
4. Drivers using Twin Rd will not expect a vehicle to suddenly stop or enter the roadway at this location.
5. There is no car parking nearby other than further down Twin Rd and pedestrian access will require crossing a busy street. This puts parents and young children at high risk.
6. From previous research I have undertaken there are far too many child care centres for Ryde LGA. That over-supply has created high vacancy rates. This has created increased costs for parents as the child care centre try to spread their costs across a low number of customers.
7. It is suggested that child care centres should be built in other council areas where there is a shortage rather than add to the over-supply issue in Ryde.
8. This will be a poor investment for the developer and another loss of a house which adds to the housing shortage in Sydney.

This will be a disaster waiting to happen. As a regular user of Twin Rd through that corner, it is a nightmare at peak traffic times which is also peak time for dropping off and picking up children. Turning right into the premises will be impossible, holding up all the traffic behind and trying to proceed further across the intersection into the rest of Twin Rd. Council should also consider whether there is a need for more childcare services considering there are already an abundance of vacancies now. Overall not a good idea. Objection to Proposed Child Care Centre – 100 Twin Road, North Ryde

I wish to object to the proposed development of a child care centre at 100 Twin Road, North Ryde.

This site is located in a quiet residential area and is entirely unsuitable for a high-intensity commercial use such as a child care facility. The introduction of such a centre would significantly alter the residential character of the street and surrounding neighbourhood.

My key concerns are as follows:

Traffic and Safety – Twin Road already carries considerable local and through traffic. Adding the drop-off and pick-up movements of dozens of cars every morning and afternoon will create congestion, dangerous turning movements, and increased risk to children, pedestrians, and local residents. This is particularly unsafe in a residential environment where the streets are not designed for such volumes.

Inappropriate Use in a Residential Area – A child care centre is a commercial use, and this is a low-density residential street. Approving this development would set a dangerous precedent for allowing commercial creep into residential zones. This site should remain consistent with the character of the area.

Unnecessary Proposal – The surrounding area is already well-served by existing child care centres. There is no demonstrated community need for another one at this specific location, particularly at the expense of residents’ safety, amenity, and quality of life.

For these reasons, I strongly object to the proposal and ask Council to refuse this application.

Once again a proposal for overdevelopment in a residential area.
My objection to this proposal is the amount of traffic which will be generated by the cars coming in and out of the centre in a most precarious position.
Children may walk along with their parent/caregiver along a very narrow footpath.
The traffic in this area is already at capacity and with the traffic from Lane Cove Road/Goulding Road and Wicks Road . During peak hour it is bumper to bumper and extremely busy with cars/trucks with the traffic trying to race through the stop sign on Twin road and Wicks Road.
This is a safety issue for children/parents/caregivers and all types of vehicles and should not go ahead.
The centre potentially is also at risk of a vehicle ploughing into it in the future

I wish to strongly object to the proposal for a Child Care Centre at 100 Twin Road, North Ryde.

I live nearby and I am a regular user of the intersection at Wicks Road/Twin Road/Goulding Road. The traffic in this area is already at capacity, especially during morning and evening peak hours, and these hours would be the drop-off and pick-up times for the parents or carers of the children at the centre. It would be an extremely dangerous location for entry and exit of vehicles - on the roadway and on the footpath. A disaster scenario!

I concur with all comments previously made in regards to additional traffic entering and exiting this property onto Twin rd is a huge safety risk for existing residents and clients of the daycare centre.Being that the main times for pickup and drop off at a daycare is usually in peak hours this road is too busy to handle this and will be very dangerous for this to go ahead.So as a close by resident I object to this proposal.

Ryde Community Alliance on facebook at ‘No Towers at Ryde,’ supports the strong objections to the proposed child-care centre.
Traffic is already at high volume along Wicks Road and drivers have to queue on Twin Road and wait for a break in the traffic to enter Wicks Road. This delay in the peak hours means vehicles have to queue back along Twin Road and past the subject site.
The high volumes of traffic already occurring adjacent to the proposed childcare centre make the proposal unsuited to this area. It would be hazardous for pedestrians as well as people dropping off and picking up at the Centre.
North Ryde Common is a popular open space which is also accessed from Twin Road, as Wicks Road is at a high volume for much of the day and night. The proposed development would add significant complications to the existing traffic conditions at the site.
In the interests of public safety and amenity Ryde Community Alliance supports other community objections and requests that the Council refuse the application.
