This is an application to consolidate land within a Hertiage Overlay. The property is covered by Clause 43.01 Heritage Overlay (Property HO1092) within the Melbourne Planning Scheme and is included in the Victorian Heritage Register (Property Reference No.H2307). A heritage place which is included in the Victorian Heritage Register is subject to the requirements of the Heritage Act 2017. A permit is required under this overlay to consolidate a heritage place which is included in the Victorian Heritage Register. Within the scheme to Clause 43.01, no requirements for the consolidation of the property are specified. Melbourne City Council Planning Permit TP-2024-243 allows for the “use and development of the site to increase the floor area of an existing office within the Mixed Use Zone, buildings and works within the Design and Development Overlay and a reduction of the car parking requirements of Clause 52.06 in accordance with the endorsed plans”. Condition 4 of that permit requires that the land be consolidated prior to the occupation of the development. This consolidation is being completed for the purposes of the above Condition 4.
