The old River Dell apartment block in this space was very old, and although affordable housing, it's time was probably up.
I would ask though how fair the impact to Ocean Royale will be with a tower currently being built on the other side of them? How will the privacy of Inn on the Park also being protected? This block is becoming boxed in, majorly impacting sun sharing and creating wind tunnels. I would ask what amenity it will bring to the local area? Vertical parsley doesn't add quality greening. 26 stories and 37 residences, will there be adequate parking for all residents? Point 5 building designs generally look more stylish than Morris boxes but I believe a criteria for approval should be how the building will benefit the neighbourhood and contribute, not just take

It’s becoming rediculous in this area with massive concrete super high density buildings being build on postage stamps. With 118 and 108 Burleigh Rd destroying all the amenity of the area. Tom Tate’s council need to stop this madness.
